American Guest House is a well-appointed 12 bedroom DC bed and breakfast with en-suite bathrooms located in a historic 1893 Venetian Gothic building near the Washington Hilton Hotel. We are located within a 10-minute walk to Dupont Circle Metro, and only a 10 to 15-minute walk from the Wardman Park and Omni Shoreham Hotels, known for hosting conventions. We are located about 1 mile from the White House and the National Zoo and 2 miles from the Smithsonian Museums and Monuments. Our neighborhood is a trendy, upscale, safe and beautiful area in the heart of the city. Within walking distance, you'll find several of Washington DC's best restaurants, as well as Embassy Row, specialty shops, and Rock Creek Park with its beautiful cycling and hiking trails. Culture is plentiful in DC with its majestic theaters, shows, dining options, and beautiful monuments, all only a stone's throw away from our cozy guest house!

The American Guest House is a charming B&B in a historic townhouse with lots of period detail in the common areas as well as individual rooms.

It benefits from being located in a great residential neighborhood (Kalorama and Morgan Adams), with many restaurants, a couple of small parks nearby and a 10 minute walk or less to the DuPont Circle Metro station.

I’ve stayed there 3 or 4 times over the past five years or so and it’s great to see that it survived the Covid pandemic.

The host and owner, Lucia, is quite charming and attentive and will cook up a hot breakfast dish along with fresh fruit, muffins, etc.

It’s really like having one’s own pied à terre when in DC.

We really enjoyed our stay here. Our room was comfortable, spotlessly clean and it was fun to be surrounded by antiques and decor with an historic feel. Breakfast each morning was a home made feast. One morning it was a three egg freshly cooked veggie omelet with a side of bacon, fruit, juice, and coffee. Another morning, scrambled eggs and tasty full size banana pancakes. The proprietress Lucia was welcoming and helpful. The guest house is also in a great location in a quiet, really nice neighborhood - a street away from some excellent local restaurants, and within easy walking distance to the monuments and museums. It's also near a metro station (Dupont Circle) which we took to get there from the airport. If you like running (we do), it's also an easy distance to Rock Creek, and a beautiful wooded park with trails. The guest house was a nice place to come home to each evening after our day out. It made us feel like part of the city, not just visitors in it. We highly recommend it!

The American Guest House isn't fancy, nor are the rooms huge and full of luxury amenities. But it is remarkably clean and quiet. As a single traveler, I felt very safe both in the house and in the neighborhood. It's an easy 10 minute walk to two different Metro stations and there's a bus stop right outside the door. (Wish I would've taken advantage of the bus system, which is just terrific and in many ways easier than the Metro subways.) I was attending a conference at the Washington Hilton but was unable to get a room there. The guest house was just a 1-block walk to the Hilton and I was glad to avoid the hotel hustle and bustle. Staying here turned out to the be the right choice for me.

On the positive side the location is convenient. There is not much to love and I do not recommend at all. The hospitality is non-existent; including a simple greeting of the day. There is no water for sale or otherwise - so after a long travel day you get to your room and then have to walk to Walgreens just to get water. If they can sell candy at the entrance of the place why not water. For those with allergies - avoid at all cost. The common area and rooms smell like there has been no fresh air since the civil war. It has an old musty smell like you would expect when you open a summer home after the winter. They would be served to buy some room air purifiers. I felt tolerated and not welcomed. The breakfast includes scramble eggs bacon store bought day old breads - marginal at best. The experience can be summed up as shelter - period.

Although I closed the flimsy blinds and curtains, the room was flooded with light by 7 am. The room contained an alarm that went off at 7 am that the staff had not turned off. And the walls and floors of the (very pretty) old house are thin and the room was very noisy. If you’re going to try to sleep here, bring ear plugs and a sleep mask.

It is inconvenient for business trips, with one kitchen serving all rooms for water, tea, coffee and food. Guests are not allowed into the kitchen 9pm-8am these times kept changing throughout our stay, as well as instructions keep changing eveyday, spread out as notes put on tables, doors, rooms and bathrooms, you have to read new instructions everyday. Walls are extremely thin, very uncomfortable.

We had a wonderful stay at the American Guest House in DC. We travel to DC often for combined business and sightseeing, and we try to stay in unique places. Lucia and her staff are great hosts, the breakfasts were very good and gave us a chance to meet other visitors, the house and rooms are charming, and it's located close to Connecticut Av, DuPont Circle and the Kalorama Road restaurants. We highly recommend.

The American Guest House is a beautifully appointed historical inn, located just Northwest of the DC Mall area in a quiet and beautiful neighborhood. The rooms are furnished in lovely antiques yet offer all the modern day amenities you need. Be sure to save an appetite for the delicious breakfast! You will have more than enough food to sustain you for the entire day.

We came for a wedding. Had never stayed in the area before. How lucky we were.
The house is an old house, with walk up steps. The proprietor sends a code for the front door ahead of time.

Our room was small, but very comfortable. We slept really well. The wifi code has the word comfy in it, and it was!

High quality soaps and shampoos. Lots of hot water in the shower.

Coffee and tee available all day. And an excellent breakfast served in the morning. Eggs, bacon, pancakes, fruit. A good selection of teas (important for a Brit!).

The proprietor was full of stories about the history of the property and the area.

We loved it!

Our stay at American Guest house was wonderful! The hotel itself is charming and unique, much cozier than a basic hotel room. The location is wonderful, right in Dupont Circle, close enough to lots of restaurants and parks but secluded enough to be peaceful. Lucia, the inkeeper, is incredibly welcoming and accommodating. She shared with us that with Covid, she is running everything on her own - maid service, cooking, bookings, everything. Even with all of this responsibility, she did not drop the ball once. The breakfast was delicious - healthy and filling. We will be staying there again the next time we are in DC!
