Detailed Reviews
Stayed 3 nights in a room on 4th floor overlooking the the bay, it can be a bit noisy at night due to the noise from the Pen below. Being part of the Accor group is not up to the standards expected from them.
The room we had was very spacious, large and light, bed was very comfortable bathroom had a rain shower in a very large space.
Our only complaint was at breakfast which runs from 6 till 9 which is far to early to stop for tourists on holiday also they only had 3 selection of food to choose from on the buffet which was quite poor you could order eggs of your choice from kitchen.

I booked our weekend stay at the Sebel in Mandurah for 2 nights in March directly through the website (my preferred way of booking these days as any issues I would deal directly with hotel rather than 3rd parties).
Upon check-in the front counter staff welcomed us warmly, mentioned that we booked directly with the hotel and we were Accor members (newly joined). She questioned what was the reason for our visit and I said it was our 30th wedding anniversary this month but due to shift work this was the weekend that fitted us best. She congratulated us on that achievement.
Upon entering our room we were very surprised as to how spacious and clean it was. Good size fridge and the necessary bathroom amenities (always love a pair of scruffs also!).
The front counter staff were always pleasant upon entering and exiting the property.
We enjoyed Friday night drinks at The Pen ($10 cocktails were going down well) and had our dinner there as well on the Saturday night.
We did find ourselves short of toilet paper unfortunately on the Saturday (no spare rolls were in the room). I located the housekeeping staff on the floor and asked if she had some. She said she would bring some to our room and if we required anything else (all done very politely). Within minutes the rolls were delivered.
We left for the afternoon and when we returned we found on our bed two towel swans that housekeeping had made up for us along with a note congratulating us on our anniversary and choosing the hotel to spend it at. We were very touched by this gesture. We let the front counter staff know this and left a brief note upon check-out to housekeeping (I didn’t have the heart to use the swan towels however).
Overall, we thoroughly enjoyed our stay and it’s a credit to the all the staff that we came across.

The room was nice bed was comfortable, view was lovely, but all spoilt by a lack of sleep due to the noise from the bar and restaurant below, the beer garden has speakers in it and even though it was raining and no one sitting outside the music was still on until late, if you stayed in summer you could not expect to have the balcony door open through the night, after the venue closed patrons stayed around making quite a lot of noise, this isn't the hotels fault but if you book a water view expect a lot of noise and a very late night.
no room service and the restaurant below is not part of the hotel and they do not deliver or do takeaway.
TV was very pixelated most of the time couldn't watch much very frustrating
If you are after a relaxed stay i would not recommend staying here and also parking is in a public car park next door to the property, very disappointing stay, probably wouldn't stay again.

I will not come again!
I have been coming here on a semi regular basis for some years because of its location and views over the Water. Everytime i have returned there has been another reduction in amenities and or service. Now it is a clean room with nothing else. Mini bar facilities Bathroom items have been the last sacrificed to cut costs.
I booked what I thought was the same type of room as always with a nice view over the water where you can sometimes watch the dolphins, and was given one beside the lift well with a view overlooking the carpark with its Bright all night lighting.
I called reception and was told very curtly that I had booked a cheap room through Expedia and that was what you got, and if I wanted to cross the corridor for a view there would be an additional $50 per night for the upgrade despite this being one of the more expensive properties in the area. During the next 2 nights I could see from outside that les than 50% of the rooms on the waterside had lights on after dark, and were obviously empty. Basic Hotel Management 2 identical rooms do not cost more to maintain if one has a view. If you have a chance to upgrade a long term client without it costing you anything more and it will make them happy and keep them returning and recommending you to their friends it is a good idea. A curt refusal has cost you a long term client I have already booked my next stay at another property and wont return. High prices Poor attitude = low occupancy.

Stayed here for 3 nights. Check-in was very professional and staff very helpful. Our first allocated room was unsatisfactory because it was located immediately above the swimming pool area with all it's noise. Upon request we were moved without any fuss to a much more suitable room. The room was spacious, clean and comfortable. Issue solved. The Sebel is handily located in this holiday precinct with many eateries in close walking distance. Below the Sebel is the Peninsula pub and also a separate restaurant. Given that many restaurants and cafes are closed on Monday and Tuesday evenings we visited this restaurant on two occasions and thoroughly enjoyed the food and experience.
The Sebel is highly recommended.

I could not be more disappointed with our stay at the Sebel. This is in no way a 4 star hotel. We booked a superior king room with water views. Any photos online are extremely misleading. I specifically requested a room on a higher level due to noise from the Pen bar below.
I rang the evening before to ask if we could check in slightly earlier as we had a wedding to attend. This request was declined.
Upon arrival we were given a grubby, dark room on the reception level, near the kitchen, and you guessed it....probably the closest room in the hotel to the Pen. Room 217. There was no lovely bathroom as shown online, instead was what I can only describe as a clinical shower room clearly designed for those with physical disabilities. This meant the sink was only just above my knee level, no bath etc. It reminded me of a hospital bathroom.
The room was grubby, the view was poor, only one pillow on the bed, no blackout curtains.
I called reception and requested a different room. Once again request denied. The response was "if you wanted a bath you need to request a BATH BLISS room". No where was this mentioned when I booked. I was told " we will make a note of your request for next time!"
Do yourself a favour and Seashells instead.

Feel very disappointed with the Sebel. Staff at reception all lovely and location is great but the overall standard of accommodation certainly doesn’t warrant to $350 per night price tag.
1.Shower certainly looks like it needs a good scrub
2. Sitting outside the furniture is old and dated and I was afraid I’d get a splinter from the lack of maintenance.
3. The roof top was an ashtray, unfortunately this is the first thing you noice when going to admire the view 😢
4. Blockout blinds are inefficient and do not block out the sun.
5. Air conditioner is super loud at times as of there Is a bearing that needs replacing.
Overall it’s quite dated and is lacking maintenance.
Couldn’t say I’d recommend or look to stay again.

We took a winter break at this hotel last week. The hotel is well situated with a nice a view of the foreshore if you pay extra for it. If not you get a nice view of the car park.
The hotel is a blend of privately owned apartments, so the hotel rooms appear to be on the lower floors.
We received a warm welcome and most of the staff we encountered seemed friendly and pleasant.
The room was clean and spacious, although starting to look dated.
The downside of staying here is that there are no dining facilities, other than a coffee machine and a few pastries available at reception.
We had to walk to the other side of the estuary to eat breakfast. We had dinner in a restaurant on the point and underneath the hotel but to one side, therefore still having to access it from the outside. Neither option very good when it is pouring with rain. This we found off putting both for dinner and breakfast as it is not very pleasant to arrive dripping wet before eating

My wife and I had an overnight stay at the Sebel on a Sunday night. We've stayed here before and it again lived up to our expectations.
There's a luggage drop-off point in front of the hotel but we just parked in the adjoining free carpark and carried our stuff across to the hotel. Check-in was easy and the staff were very friendly and helpful.
Our room was one overlooking the water which was lovely. The room is large and held a comfy kingsize bed, sofa, table, chair, fridge, wardrobe, luggage rest space, tv etc. The mini bar had been removed for Covid reasons but could be requested if desired. The room was clean which is always important. We also had a balcony with table and two chairs. And there was a bathroom with toilet, bench, basin and a lovely rain shower. Also very clean.
There's a restaurant and large bar area as part of the building complex and they were buzzing on the Sunday afternoon. Not sure it's anything to do with the Sebel, though.
There are nice walks along the boardwalk plus bikes and boats can be hired from a spot almost outside the hotel. Also some other eating places just a short stroll away. Oh, and the hotel has a nice pool according to my wife.
We would certainly stay again.
