Just a one night for a function in Paihia, but was very impressed with this motel. It was clean and well maintained, extremely comfortable large bed (possibly a king) with nice linen, a small private patio area. We parked right outside our unit. I was particularly pleased, as we had paid just $10 less to stay somewhere much less pleasant last time so we weren’t expecting a particularly high standard. We would definitely return. Also the location is fab, you can have a beach walk in one minute, and a coffee or breakfast at the cafe just next door (as is a convenience store and petrol station).

Our son, my wife & I stayed one night as we have before on a couple of occasions & loved the handy location with a beautiful view of beach & bay directly across the road , spacious , clean , cozy temperature controlled by remote if needed. Each time we’ve stayed here the staff have been amazing, helpful and friendly eg…phoned reception to ask if we could have a bit more milk for our coffee and cornflakes, to our amazement had a fresh milk at the door in minutes. I’d highly recommend to anyone to spend time here just relaxing or a stopover on the move . Happy to share our experience

We enjoyed four nights at the Sea Spray Suites over the July school holidays.
The property is located about a 10 walk from central Paihia (ie: not in the main business district). We actually enjoyed that however, as it was a pleasant walk and made for a quieter area.
The rooms are (as other reviewers have noted) a little tired. They were clean, tidy and functional however, and the tiredness didn't detract from the enjoyment of our stay too much. A little maintenance would go a long way to overcome these issues.
The is car parking on site, but the parks are relatively small. Most of the vehicles we saw were either SUVs or people movers, and the parks were barely large enough for these vehicles to park next to one another.
There is a laundry on site, but it wasn't always open during its advertised opening hours, and was relatively expensive to use.
Our one real gripe was room servicing. Our room wasn't fully serviced at all during our stay, and there was nothing on the website or in the booking details to suggest that would be the case. Small items like shampoo (etc) were sometimes replenished, but even this was a bit hit-and-miss (despite the card being left out asking for the room to be serviced). Of course, replacement items were provided when we asked, but we shouldn't have had to ask.
While we enjoyed our stay, and would stay again, we were left with the impression that there was a general lack of attention to detail. Not what we expect from Heritage Hotels.

The motel sold itself as a luxury stay with ocean views and was at the high end price wise for the location. The apartment was lovely and the ocean view was as promised, however there is a petrol station right next door and it is very bright and noisy, really detracting from the experience and made it impossible to enjoy the balcony area. Basic Sky only included so no movies, no access to Netflix etc, so overall a disappointing experience.

Located on the edge of the main town and opposite to the sea and beach just across the road, about a 10 minute walk or short car drive from the centre. To one side of the accommodation is another lodge and to the other a petrol forecourt with a garage behind it. We stayed in a bedroom deluxe queen, which looked out onto a piece of cleared ground directly behind the next door lodge and to the other side part garden and the garages land. We wrongly had the impression the suites all overlooked the beach. I would not describe the accommodation as deluxe but it does have all you need and the bed was comfortable. The apartment showed some signs of wear and tear. We only met the reception staff but they were very friendly and helpful.

One bedroom apartment on the ground floor. Had booked on line and paid up in full. Still had to produce ID, not sure why. Standard of cleanliness was poor. Over 3 day stay no surfaces wiped, mould in the shower. Single inflexible showerhead. One piece of soap had to suffice for two of us, to be used in shower and hand basin. Seems mean. Not sure how this hotel qualifies for 4 stars. Perhaps their own rating rather than independent rating.

If you go here make sure you book a room with a sea view. The other rooms down the spine of the hotel are nothing like the photo and overlook a working car garage so the noise during the day is horrendous. The view from these rooms is also terrible, overlooking said garage.

Just spent a 5 night stay here. Great location. Great apartment, well equipped, clean and tidy. The only thing that let it down was the housekeeping, the room wasn’t vacuumed for the whole stay, the beds looked like a teenager had made them, and whilst the tea and coffee was refreshed apparently this doesn’t extend to the small carton of milk, even when requested. The receptionist on our arrival was great, welcoming and very helpful, others after that less so.

This was our 1st motel on a 23 day self drive tour of New Zealand organised through a specialist company. Whilst the advertisement photo looks inviting the reality is quite different. We had a 1 bedroom deluxe which is situated down the main spine of the motel. All these rooms overlook a working garage mechanics workshop and during the day you can imagine how nice a view this is with the added sound effects. Added to that the bathroom was well past its sell by date and needs refurbishment. The unit as a whole had everything you need for a self catering setup but would I stay there again?….Definitely not. We are hoping to do another tour in the future and whilst we will go back to Paihia we will insist on a different motel.

well located - just a ten minute walk to the main wharf where the Russell ferry and the Bay of Islands tours depart from. We extended our stay there, just so happy with the suite we had and the extremely kind staff. We had a problem with getting the mini-stereo to play a CD. The East Asian background lady from reception worked so hard to get it to work or find an alternative, but didn't manage it. Ah well, so we didn't get to hear Beethoven's 6th with the waves lapping on the beach across the road. We decided to extend our stay and Sam was so helpful in negotiating a good rate and offering us whatever milk, tea, coffee, or towels we wanted. The next day I was sent to get some pepper from reception, as the kitchen pepper shaker was empty. Reception closed, but a lady in a unit above (NZ/Pacific) asked me if I needed anything. I explained pepper. She said - I'll get you some from my kitchen. And did. All these ladies were just great. The facilities in the suite were good enough that I could cook a meal for four. Back in a heart beat, mostly because of the staff!
