It’s not all bad and equally it’s not good, so let’s start with the positives. 1. Great views overlooking Palermo. 2. Two pools for adults and a kids pool. 3. Reception staff are really friendly and helpful. 4. Daily shuttle to Palermo or the beach (extra cost). 5. Resident rooms are a good size. 6. WiFi is good. Now let’s get to the negatives. 1. Decor is tired and they do not keep up with repair and decorating. 2. Food at breakfast is basic at best and you can’t help yourself. 3. Food in the restaurant is very poor. 4. Getting to the hotel is difficult at best as the hotel is well of the beaten track. 5. Parking at the hotel is not good, you have to book in advance and there is an extra cost, or you park on the street. 6. The gym is pathetic, to lat pull down machines ( only 1 works). A bench press bench however, the weight available are very light. Two cardio machines. The gym room is not air conditioned and there is no TV or radio. 7. Shower in resident rooms is a appallingly small and badly maintained. 8. Only 1 iron and iron board available for guests. 9. They are not generous with bathroom toilet paper. 10. The lifts (2) in the hotel are the slowest lifts I have ever been in. 11. Hotel management eat in the breakfast dining room daily - they are rude, surely, arrogant and rude to other hotel staff. If you book this hotel be aware of the above, it is a basic 3 star at best, the gym is pathetic and not worth using. Parking is an extra charge and not guaranteed. Hotel shuttle is an extra charge and the hotel food is very basic, and you cannot help yourself to food at breakfast. I can only assume that limiting food at breakfast is a cost cutting measure which is not good. There are better hotel available that the Bel 3 and a lot easier to get to.

I don't know how this hotel is only 3 stars! Firstly the location is absolutely amazing panoramic views pool's and grounds are spotless the rooms are so spacious and the beds are possibly the comfiest I have slept on in years, myself and my partner come here for years, the staff and management treat you like family and no question is ever to big they cater no matter what.They are always there to advise on best places to visit. They run a great shuttle service and Cicco is the most professional driver always on time Gianni is fantasic also👏.the resturant is beautiful and the staff are so friendly. I would advise booking directly with the hotel rather than the likes of booking.com etc they have a WhatsApp service and answer so quickly - this is a must see place for the views the people and the overall experience it's the best hotel in palermo I have never felt more relaxed leaving here . We were quite naive as to how far out of the city centre this hotel was. It costs approx 35 euro one way to the hotel from the centre of Palermo. The hotel does offer a shuttle service to the city, but this is only leaving at 10:30 and returning at 17:30 - no other times allowed. The view from the room (We were on the 2nd floor) was amazing, however, our room was by the elevator and was very noisy all through the night, even rooms along the corridor. The pool (jacuzzi) area was very nice and clean with lots of sunbeds. The restaurant was good, however the pizzeria was shut on 2 of the 4 occasions we ate there, limiting our options and the waiters were not overly friendly which put a bit of a dampener on the experience. The restaurant is very affordable with a bottle of wine and a starter with 2 meals approx 45 euro. However, be mindful that there is no other restaurant around and you will have to pay approx 70 euro in a taxi if you wish to eat in Palermo. Overall, our stay here was good, with the best part being the views.

Location This hotel is not in the centre of Palermo... but all the better for it. We had a car so travelled the area and went put for dinner etc. Driving is OK once youve realised its like the MMA of driving😳 Hotel is very easy and tidy. Staff pleasant and helpful. We didnt find any issues with service or using the pool areas. Views are stunning. If you can get up for the sun rise it's worth it! Housekeeping was excellent. There us a little village below hotel with lovely cafe and bread shop. Also take away which is pretty good and very cheap. Food in hotel was excellent. Breakfast is limited to bacon and scrambled egg, salami and cheese, cakes that are delicious, fresh fruit also delicious, and bread jams and spread. There was muesli but I did t try. Coffee machine ok but you can ask for an espresso which is 👌🏽 Only slight niggle was there isn't a kettle in the rooms. I didn't ask for one to be fair but no glasses or brew stuff. But we survived. There is a little fridge which was well sticked and very reasonable. Lovely stay grazie👏🏼😁

Let’s say the hotel & location are amazing, you can see Palermo city in a panoramic view Restaurants good food but really long wait as service, no concept of up sales or ideas, no background music Can be managed much better, my personal opinion!!! The swimming pool !! Basically it’s almost impossible to enjoy !!? the lifeguard ( short Man) is a really poor person in terms communication skills, and approach to the people, has been rude in few occasions tell us to move from the panoramic area because apparently only over 18 can attended Which i do understand & i do massive respect for people who are doing the job But in two occasions the conversation with my son was interrupted by the lifeguard guy asking to move because the teenager is not 18 yet, we went there just to talk and be together and enjoy the environment, my son also was in a T-shirt and will turn 18 in November practically calm person and polite without creating any problems to any internally workers we left, absolutely ridiculous especially when you can see what going on around the pool, we felt targeted. Absolutely shame Reception people always welcome and available The night guys absolutely amazing, friendly all the time The housekeeping are doing great job are really friendly too Its really shame because the structure is really amazing but I definitely need to think few more times before I decided to back again

Not friendly with kids !!! Terrible to arrive to the hotel many tinny streets , easy to crash !!! The Staff is not friendly to kids they shout . I don’t recommend it !!! Better Avoid it . The central pool is only for adults, even to take pictures with the view , the pool of the kids is salty and it hurts the eyes of the kids .

Friendly and helpful staff, took a room on the first floor, which is actually the top floor as the hotel is built down the side of the hill, therefore the floors are numbered downwards. Room was spotless throughout, nicely designed and simple. The room (as with most rooms) benefit from spectacular panoramic views of Palermo from a distance. Totally beautiful and very relaxing to sit and look at from the nice sized balcony. Breakfast was good but simple (due to COVID) and served by really helpful staff. This hotel is well covered for COVID issues, facemask wearing public areas and lots of sanitizer everywhere. I decided to eat at the Hotel restaurant on one of the nights "il Capricci di Cristian", food was excellent, a superb Lobster Tagliatelle, and a sliced beef dish which was great. All run very professionally. One of the other stars of the show was the lovely jacuzzi pool on the edge of the front of the hotel which again, shares the superb views of Palermo. You REALLY know you are on holiday when you are relaxing in that pool. So all in all a great experience. Things to be aware of; having your own transport is highly recommended. I am not sure if it was due to COVID but the transport/shuttle wasn't working well. Another issue (related) are the taxis (this is Palermo in general so not the fault of this hotel), the prices given by the hotel are not the prices you are charged by the driver, hotel quoted E35 for Airport transfer, I was charged E55, they got me a cab into Palermo quoted E30, I was charged E45 - drivers say it is the fault of the "traffic". This was very annoying and disappointing, but I didn't knock off a rating point as it isn't the direct fault of the hotel - I do think the management should have a strong conversation with the taxi company they use though ! Apart from that, I highly recommend this hotel for a good valued, great views, relaxing vacation - ideally with your own transport! ;)

Been in this location between the 11th and 18th of August . I`ve visited severals hotels in Palermo due to the fact my family lives there, but always stayed in 4 stars and above. So, I was wondering what time was going to be. Wow , I was wrong! Reception : Extremely friendly service at arrival , the girl ( julia, i guess ) was absolutely wonderful on explaining us all the hotel`s facilities and times and showing good care for us. Room : An exquisite room with an AMAZING view , we took the one with balcony, we could see the whole city, fridge freezer full of different drinks, and several bathroom towel . And honestly , I`m very clean freak , and that room was spotless. Facilities: To find an Hotel in palermo with swimming pool wasn`t easy ...but with 3 swimming pools I reckon impossible, in the end of the day Palermo is a city surrounded by beaches so , not many are really keen on stay at the pool, but because of the location of the Hotel , those pool were the best, expecially the one that look at the city, fantastic. Restaurant : If you wondering where to eat , you have 2 choices , or going around in Palermo with the crazy traffic and been ripped off by a turistic restaurant or... enjoy an amazing service and the restorant ( i capricci di Cristian ) at the 5th floor of the hotel. OMG! the pizza was perfection. The pasta dishes pure art, and the desserts so delicate. I almost had dinner everyday in there, obviously a la cart...and even reasonable prices. The service was spot on, restaurant was full but 2 waiters managed to run it smoothly. Breakfast included : I`m italian by blood , so I didn`t mind croissant in the morning , but my partner is english , so he could choose a nice savoury breakfast with parma ham , salami etc...drinks were included too, which I was expecting it...and even if you see the orange juice coming from a machine , was actually quiet nice. Location: I knew what I was going to get , the hotel is far from the city and a taxi can be quiet pricy from there ....but ....surprise ....they have a transport service from the hotel to city center and back to the hotel, just following their timelines but 14euros p/p with return , I thought was a bargain , a taxi would had cost us about 80 euros (not joking). I had the chance to congratulate the Hotel Director , a very nice man that walks around doing basically anything he can do to make that place even better, I saw him cleaning , I saw him serving at the kiosko near the pools, telling people off from the glass that face the pool ( obviously for not respecting the rules ) this guy is amazing I must say. Conclusion : 3 Stars ? MMMmmmhhh I`m not sure, I`ve been in many 4 stars in Palermo and they were absolutely horrible . This structure deserve more than 3 stars, I truly reccomend it , and we will definitely come back. Thanks to the staff and management .

Ok rooms. Got the lower standard. Breakfast very sweet but typical Italian. If someone drops a pin in the next room you can here it. And a dog barking all night they should do something about! That was not a single night he was quiet.

Excellent view and pools. Great room, very tidy and clean. Good location, not too far from centre of Palermo. We left car in hotel's garage, price is lower than in other hotels. Beeakfast had included everything we needed. Definitely recommend!
