Stayed here for the third time (first time was 20 years ago!) and the place was still the same. Rooms feel a little more dated now, alot more rough round the edges, old scuffed furniture, stains on carpet, wonky shelves. Definitely not as clean as it used to be. We found a previous guests earphone on the floor, an empty crisp bag from previous guests on a shelf and the room felt dirty. Stairs including guest stairs outside were all dusty. Shame, not as clean as i remembered. Also had to call reception one day as room had not been cleaned by 3pm. When we called they came up immediately though and were very nice. We were given room 209 which was a family room on two levels with a canal view. Room had a bath/shower which was terrible as the shower head was tiny and the bath did not drain properly. The room got very hot in the evening. A/C not adequate or functioning properly. Problem then was we had to leave our windows open all evening to let the heat out which meant the mosquitos got in and bit us in the night. Bitten lots, son especially all over face. Problem with the wooden ceiling/beams (which are very nice) you cannot see them. Room configuration didn’t really work as single bed is upstairs with main double bed. Only option downstairs is a sofa bed and with no bedside tables. Sofa bed was clearly very old and decrepit as has towelling underneath the mattress on one side to support it. Had a minibar that could fit our own drinks in (bottle of champers), 2 x flat screen tv’s with lots of channels but few English speaking channels. TV had USB port so could play our own films on it through flash drive and Netflix which worked well. Free wi-fi. Room also had a safe (free of charge). Tea/coffee making facilities were given (but no milk). A/C did not work. Hotel has a lovely courtyard area and bar. Pity bar doesn’t open until 7pm as would have liked pre-dinner drinks and it was raining one day and would have been nice to spend some time in there late afternoon but appreciate you can’t always account for that. Reception area was nice (nice smell also) and receptionist who checked us in and who we dealt with for the first part of the stay was very lovely. Receptionist checking us out didn’t even ask if we had a good stay? Breakfast was average. Unlimited buffet with boiled eggs hams cheeses fruit croissants breads yogurts etc. Bacon was good if you found a crispy piece but most of it was under-cooked and soggy. Fruit juice was abit watered down. Coffee from machine was ok. The best thing about this hotel now is the location. Right near vaporetto S. Alvise and a real nice tranquil authentic spot away from the big crowds. Al Spar 10 min walk away but another small supermarket called Conad only 5 mins walk. Bars/restaurants 5 min walk away. Real shame this hotels rooms have not been renovated in 20 years and the cleanliness standard has declined. I won’t be staying here again or recommending it any more unfortunately. A 3 star review for what should be a 3 star hotel now after a 3 visit comparison.

We arrived straight to the entrance by private water taxi and were welcomed by pleasant reception staff. As we were early the hotel happily took care of our luggage whilst we ventured out locally for lunch. On return it was a swift check-in process and we were soon in our rooms. Very pleasant but unexpectedly split with a lounge and bathroom on one level then a sizeable double bed on a mezzanine. Rooms cleaned everyday and everything functioned okay, TVs, Aircon and hairdryer. The shower is an over bath style and whilst okay, it did flood the floor via a leaky shower screen. Bar opens 19:00 - 23:00, would have preferred earlier for an aperitif before venturing out for the evening but otherwise we were served by a very pleasant barman and all prices were reasonable. On our last morning we paid for the buffet breakfast (€13 each) a typical continental fayre and sufficient but felt a little expensive. We left Venice by train and it was an easy walk, with suitcases, to the station. All in all would recommend and would return to this hotel, location perfect, a pleasant stroll in to central Venice with plenty of restaurants along the way.

Perfect smaller hotel in a quiet area but in walking distance of the top sites to visit. Leonardo on reception was helpful patient and nothing too much trouble. Speedboat transport to airport. Canal view, beautiful!

Hotel room very basic on two floors no tv on the lower level and a small tv in the bedroom poor lighting on the stairs.mini bar fridge was barely working.breakfast buffet good selection but average quality cooked to death scrambled eggs and cold boiled eggs .coffee average.the room we stayed in wSs ready for a refurb,signs oh mould on the walls.staff very friendly overall we had the impression money was tight.

Stayed at this hotel from 5th September-8th September. The hotel was very clean and tidy. Upon entering the receptionist was very friendly and helpful giving us a map of the city and recommending places to visit. Our suite (double bed room) was very clean the bed was also very comfortable. We also paid extra for breakfast this was a buffet style. The food was very good with vegetarian/vegan options and also plant based milk! Pros- good location, friendly staff, great night sleep too Cons-although it was free WiFi wasn’t great had to go to certain places in the hotel to use it

I would highly recommend this hotel. Beautiful surroundings in a quiet location rooms are spotless and beds made up every day. Staff on arrival were very helpful with lots of information and advice on places to see and things to do. You will not be disappointed very modern and clean hotel.

Let me start by saying that staying at this hotel almost ruined my vacation. This was the 3rd city of a 5 city trip. When we arrived to check in, they didn’t honor the room type that we booked. We booked a 3 person suite. My daughter was traveling with us, but they had us for a 2 person room which was okay with us. The receptionist wouldn’t even check us in because my daughter was with us. We told her that we were okay with the room. We were going to make it work for us, but they said “NO”. I showed her my confirmation email that specified a 3 person suite with a canal view. In order for us 3 to be allowed to check in, we needed to pay for an additional room. Which we ended up doing since they were not very helpful or accommodating. Luckily, our credit card, Capital One, who was who we booked the trip with ended up crediting our account for the 2nd room. We thought we had splurged and booked a suite with canal view, but instead they almost ruined our Venice stay. I was just so dissatisfied with this place.

We had this hotel booked months on advance though Expedia. We had no issues with other hotels, but one week before the hotel cancelled our booking for a family of five. I normally don't like to write negative reviews, but this was frustrating and very inconvenient considering the timing and the demand in Venice. We did not stay here, so this review is entirely based on the last minute unexpected and unwarranted cancellation, and complete lack of communication.

I would like to highlight the staff. They were helpful, kind and super friendly. They were happy to answer all our questions and all the staff were always smiling. The room was decent, comfortable and well equipped. It is in the best part of Venice, quiet, peaceful and only a comfortable 15-20 minute walk from the centre. I would definitely recommend it.

Loved our 3 night stay at this hotel . The room was spotless. The bed comfortable and big. All the staff from reception staff to cleaners are pleasant and friendly. Breakfast is lovely and would recommend. Reception staff gave directions to some lovely restaurants and bars nearby. The Water bus (Vaporetto ) stop is 5 min walk away but you can get a water taxi straight to the hotel . The hotel is in a Residential area in Venice which is lovely and quiet after the crowds in the busy tourist areas. Only negatives, rooms are dark and need more lighting, and only 1 plug point in the room to use to charge your phone or use any electrical items and this is on the floor near the entry to the room. This didn’t put me off from using this hotel again. Would recommend.
