No.11 is a stunningly beautiful hotel that combines historic architecture & internal features with modern luxury. The staff looked after me beautifully which I appreciated as a solo traveller on this occasion. I was able to leave my suitcase safely at the hotel at 8.30am which is before the official check-in of 3pm. This allowed me to stop for some breakfast & then off to explore Edinburgh. I stayed first in a mini suite & moved to the red Georgian suite the following night. Both rooms were stunning, the beds were unbelievably comfy, cosy & huge. Both rooms overlooked the garden which created the most peaceful of ambiances, so much so, I managed an afternoon nap! My late night bubble bath in the deep copper tub in the Georgian suite was such a treat & sent me off to the four poster in a glorious state of relaxation! This room also had a huge en-suite with another bath & large shower. The mini suite’s en-suite has a double shower perfect for a couples visit. I loved the full Scottish cooked breakfast which replaces beans from an “English” with haggis - which was perfect for me as I loathe beans but love haggis! I felt the location of No.11 was close enough to the main shopping street of Princes Street to walk there, about 15 minutes. Also, I decided to walk back from Usher Hall after both my shows & I felt that No.11 isn’t too far from the main busy area to walk by myself at 10.30pm ish. Although, it is wort saying that this is a fair walk down the lengthy Prince’s Street but the Christmas market added to the ambiance. I did take some taxis though, which the staff obligingly organised for me. Must add that my visit to nearby 5* Prestonfield House for a delicious lunch was glorious. A host dressed in his full Highland regalia was perfect, the Christmas decor utterly stunning, the lunch was devine & my spontaneous afternoon spent snuggling up on the Tapestry room’s sofa, in front of the roaring log fire, playing cards was sheer bliss! (I believe the manager went out especially to buy a new pack of cards for me! Now that’s service for you!) I can’t wait to return to the fabulous No.11 hotel for my next Mum peaceful getaway - thank you No.11 you really were a treat ❤️

Excellent boutique hotel with character and comfortable rooms. Friendly and helpful staff. Delicious breakfasts. Short walk to local pubs/restaurants and shops. 15 minute walk to Pricess St shops and Tram stop. This was our 2nd stay at this hotel and would definitely recommend.

We stayed at the hotel for one night as we were in Edinburgh for a family event. The room was spacious and well decorated. The bed was very comfortable. The staff were extremely helpful and friendly. We didn't eat in the hotel as we had other plans. We would definitely stay here again.

My partner and I stayed for one night at No.11 after we’d come up to Edinburgh for a family event - the booking process was smooth and I was able to call up to clarify whether we could drop our bags off before lunch and that there was a vegan breakfast option before booking. They really kindly arranged for our room to be cleaned first so that it was ready when we arrived which was an absolute godsend! We went for the basic room as we were only there 1 night - the room was lovely, but the bed is quite small (would say it’s more of a queen than standard double) which turned out to be ok as it was very comfy (and the drinks probably helped!) but my partner is 6ft5 so would never normally book a bed that size! It’s a really lovely hotel, great location and the staff are brilliant. The bar is also fab, and I really enjoyed their lemoncello martini special! The only reason I’m not giving 5 stars is that the booking.com page says there is parking when actually Mon-Fri is paid for on the meter which adds up very quickly and the maximum stay is 4 hours (part of the reason we chose the hotel was due to its available parking as we were driving up from Manchester). I also felt the vegan breakfast option was very disappointing and definitely not worth £12.50 - it was only a small portion and didn’t have the option of additional yoghurt/pancakes etc like others. My partner enjoyed his breakfast, but considering the price I think next time we’d go to one of the very nearby cafes. All things considered its a great place and you won’t regret staying there! The Georgian suit was the most beautiful suit I have ever stay in and the staff at the hotel are so helpful and go the extra mile for their customers I couldn’t fault this hotel at all I will definitely stay here again

What a gem of a hotel. We had a fabulous room with a lovely comfy bed. Staff couldn't be more helpful. Breakfast was also fabulous. 100% recommend and we will most definitely be staying here again when we next visit Edinburgh!

Having called to ask some questions regarding the rooms, I was engaged in a friendly conversation with the manager, who was pleasant, engaging and very helpful. She took the time to explain about each of the 4 rooms we were booking for our family, helpfully describing the attributes of each and suggesting a room close to reception which would be suitable for disabled guests such as myself. Her friendliness and enthusiasm was extremely encouraging and we looked forward to our 2 night visit. On arrival, we were welcomed by the manager and shown to our rooms, which ranged from a suite to executive rooms. The rooms were not large, but they were beautifully and tastefully decorated , maintaining the character of a converted house, but with stylish and tasteful upgrades and decor. All of the usual facilities were available, including tea/coffee, hanging racks for clothes, coloured tv, Iron & board and soap gel in the well appointed walk-in shower/toilet, which had a heated floor. The bed was extremely comfortable, as was the room and the heating control was in-room and adjustable by the guests. The roo one before we m I was in was reserved for disabled guests who had walking difficulties and would cater for wheelchair users. It had windows on 2 walls and 2 ceiling ones, which made the room bright. After the first night, we discovered that the ceiling windows had electric roller blinds to cut the light for those who preferred darkness when sleeping. The manager took the time to describe the artisan shops within walking distance for us and we took advantage of purchasing some home made bread from one before we left (expensive but fabulous breads, scones and cakes). Because of our schedule for the wedding at which we were guests, we were not able to take advantage of the restaurant for dinner, though judging from the a la cart menu and from the included breakfast the following day, we assume it to be more than acceptable, but in the higher price bracket. The breakfast, at £12 (?) was excellent with choices of cereals, juices, tea & coffee, toasts, and Full English, or Scottish breakfasts all served by efficient and pleasant dining room staff. All-in-all a lovely place to stay, set in one of the quieter areas in Leith, just outside the centre of Edinburgh and within walking distance of the Theatre and the Omni-Centre. A very enjoyable stay, which will be repeated.

We have just returned from our trip to Edinburgh. We stayed at No.11 for 3 nights in a Suite with a four poster bed. We actually cancelled a reservation at the Scotsman and booked this hotel in its place due to its brilliant reviews, which turned out to be a great decision. The hotel is an old building but updated beautifully. Our suite was amazing, the bed was so comfortable and the bathroom was my bathroom of dreams. Roll top bath and huge, powerful shower. We didn't try the restaurant in the evening which we should have done because it looks really good - but the breakfast was delightful. The staff were so polite, very helpful and always friendly. I've already recommended this place to friends and family, and fully encourage you to book it if you're considering it. Thank you for making my dreaded 30th birthday all that extra bit more special.

We visited this hotel after reading the reviews. The front of house staff and food is good, but the room we had in the basement was very tired. We complained because of cobwebs all over the ceiling, skirting falling off, flaking paint in the bathroom, overflow missing in the bath and the extractor broken in the bathroom and no window! They said they would send the cleaner in when we were out and when we returned the cobwebs were still there! The couple we were travelling with also complained about their room.

Ill start off with the positives - great location in the city centre, the reception staff were lovely & the rooms/linen were nice and clean. The ceiling & long window were beautiful. We loved the window panels that closed making the room pitch black. Negatives - the hallway/stairs need some attention as it looks very tired. We were in room number 4 which was right at the top of the stairs (great to hear people coming & going when you’re trying to sleep). The room was not what we were expecting from the advertised photos - very small with only a bit of floor space around the bed. Tiny side tables, only one of which had a plug - the other one had an extension cord I had to fish out from behind the bed. Right next to the side of the bed is the cubby holes, tea station and a few hangers. The plug above the kettle was out of use so had to manoeuvre that around the room to a working plug. The bathroom was 2 plaster walls that didn’t even go up to the ceiling (picture a changing room). Very narrow and small. The shower settings were either hot, scalding or burn your skin off. Corner shower that you could barely turn around in & the shower door didn’t close properly. The sink was tiny with a very powerful tap so end up getting splashed. Stayed 2 nights & neither of us slept the first night. Constant noise from what sounded like a toilet being flushed upstairs. Again, not what I expected from a 4 star hotel, I wouldn’t return personally but it does the job to put your head down.
