Rude check in staff. Massively overpriced. Didn’t take breakfast option but quoted £17.50 before arrival !! Cheaper breakfast options at place down the road. Room was nice but nothing special for the price. Only good thing about the place was the location. Won’t be back.

The hotel is very close to Edinburgh Waverley train station and to all of central Edinburgh. Our room would have been perfect except for staff going in and out of the room across from us on the fifth floor from about 5.30am each of the five days. When the doors close they have a fairly loud sound plus the staff talking didn’t help. Room was very comfortable and larger than many we have stayed in. Excellent bed and pillows and decorated quite pleasantly. Breakfast was substantial and of a good quality but food was often delivered not as hot as it should have been (e.g. porridge, eggs).

Rooms were clean and roomy but felt it needs some work, tiles cracked in lift, lift not working, lift needed a clean,stingy on products in bathroom and coffee facilities, in room, didn't feel it was value for money if you are not using spa.

Booked two family rooms, one room was a double room with single bed put in it. we complained about this small double room and it was all sorted out very quickly and we got a family room . That was that only problem we had, great staff, good food and great housekeeping.

Great location, extremely friendly breakfast staff, excellent breakfast, room service, comfortable beds, clean rooms. Everything you could hope for. I would definitely stay here again. Plus, I need to have the porridge again!! I miss it!! If you forgot any essentials or for drinks and snacks, there is a Scotsman Shop if you turn right out of the hotel. There is also a Tesco Express a little further of a walk away. I find it's helpful to know these kinds of places are around when booking a hotel stay.

The location of this hotel was excellent however I suggest you stay at another property in the same area. I had multiple issues with this hotel. Staff seems to be the primary problem however I won’t go into boring detail about the issues I had. Maybe in time they’ll fix things but for right now stay elsewhere

Couples break away for the night. Very comfortable, quite and very friendly hotel. Staff very helpful and attentive. Nothing seemed to be too much for the staff. Pillows were a little hard but I'm sure if we'd have brought it up we could have got softer ones but only 1 night!

Just the one night stay, at the start of a GRJ rail tour of the Islands and Highlands. Less than five minutes walk from Waverley Station, this was the perfect location. The staff were attentive and friendly, the room was comfortable and well appointed, dinner and breakfast menus were extensive !! All within easy walking distance of the city's sights; what's not to like ??

Absolutely overrated hotel. Its not worth the value. Reception is always busy. Breakfast is very average. Location is good, walking distance to many tourists points. No on site carpark need to park next street around 5 mins walk from hotel. Room is dated, bathroom is clean and size is hold.
