On arrival I was greeted by a woman who spoke very bad English explaining something about self check in. Apparently I was already checked in and she tried to explain the lock for the front door. I went to the room (8) which is by far the smallest room I have ever been presented with in my life. The room was NOTHING like the photos on the web site. I had to crab walk around the bed to get to the window. The bed was slightly better than a camp bed and was absolutely uncomfortable. Uncomfortable to the point that my third day there waking up my back was killing me from the dip in the mattress. The room is small and crowded by cheap furniture that it becomes a sweat room so the radiators had to be switched off. Opening the window allows the very busy road noise in and people are loud until quite late at night due to the university and pub proximity. Breakfast was also as little as could be provided, it was mentioned about a voucher for a cooked breakfast at a cafe nearby but that’s not my expectation, sorry. I was asked by the the guy on breakfast shift if I needed anything in the room, I mentioned a small thing which didn’t turn up anyway. The room was not maintained at all during my stay which is why this place should be advertised as a bed sit rather than a hotel. Nothing hotel happening here. I came back from a meal out to find a woman who had been trying to get in the electric locking doors for a while, but there is none at hand to help as the place is no staffed. You can ring a bell and speak to who I imagine is the owner but what that results in I have no idea. I will give this place a wide birth I. The future and would advise anyone who is looking for a nice stay in Belfast to look to proper hotels. Did I mention the breakfast was pathetic as was the space to eat.

I stayed here in January as I was attending a conference in Queens University - excellent location right beside the university. Great location in general - close to botanic gardens and lots of restaurants and cafes are in walking distance. The hotel is very comfortable and relaxed. Self check in was extremely easy and hassle free. Lovely and clean, nice ensuite and plenty of toiletries, towels etc. Really enjoyed my stay!

I couldn’t get in. I was struggling with the key pad. I spoke to someone on the phone who said he was the actual owner. He spoke to me like I was an idiot and he made it very clear that that is exactly what he thought of me. I had been awake from 5am that morning. I had travelled 2.5hours and waited around a hospital all day. I was so tired. I just wanted to get in and sleep. I needed to be close to the hospital, to my daughter who had been in surgery and had to stay over. I can’t comprehend how rude this man was to me. Yes a customer but also just a human being!! I told him the instructions were not clear to me. That he wasn’t being clear in his instructions. After I told him where I was all day he ended the conversation with WELL CAROLINE GO AND STAY SOMEWHERE ELSE and he put the phone down. No empathy. No people skills. It suits him well to have a self service so called luxury hotel because if he was running this in actual person I’m 100% sure he wouldn’t last 5 minutes. The only reason I have not rated this a terrible experience is that the woman who came to help me was so lovely. And the room was lovely. I’d like to say I’d come again but I most definitely would not give this man any of my money.

Made a a late booking over the phone directly with the property. Quite late, in fact after 9pm on the night we wanted to stay. We just needed somewhere to sleep that wouldn't break the bank - and would be away early in the morning. Advisor was really helpful. Due to the lateness of the booking, payment via their online booking would be unlikely to clear in time to give us access when we arrived. Smooth, straightforward payment over the phone and clear check in instructions. On entering the property - great first impressions. Nice decor and the heat in the hallway was very welcome on a chilly winter evening. Our Room - Room 8 was up a few flights of stairs. Our room was compact - but very cleverly designed to make the most of the space. Plus we were only going to be here for approx 9 hours. So it was fine. Large TV high on the wall was perfectly placed for watching in bed. Not a smart TV, but no matter, I was able to attach my firestick to the HDMI slot and within a couple of minutes I was watching Strictly on Catch-up. Good job my hands are tiny as getting the firestick attached was a snug fit indeed. Bed was kingsize which I hadn't expected from the online description. So that was a bonus. Super comfortable mattress. Super clean furnishings. Hospitality tray in the room with a full sized kettle. We were dying for a cup of tea, so that was a site for sore eyes. Bathroom was very modern. I swer there was a heated floor in it, either that or the room underneath were having a BBQ. I think the mirror in the bathroom was bluetooth or touch control or something hi-tech. I chose just to use the basic "stare at myself" feature and that worked fine in the evening but not so great the next morning. But once I put make up on that mirror seemed to improve a fair bit. Shower was grand - I wouldn't say the water pressure was as strong as I would prefer, but it did the job. And the temperature was perfect. Husband had a really early start and was away at 5am with a cup of tea and 2 stale croissants we bought at Tesco just before checking in. Continental Breakfast is served at 8am. I thought I would have checked out at then, but that super comfortable mattress ensured that I didn't want to leave. So I ended up grabbing a glass of OJ, a croissant and a pancake from the help yourself items. If I had more time I would have made some toast. We paid approx £60 for the night. I was happy with this. If I was staying for a few days - that room would be too claustrophobic. But would I stay again. Absolutely - if the price was right.

Sin ánimo de ofender a los mochileros, pero somos una pareja madura y esta época hace tiempo se terminó. En nuestro viaje de 18 días por Irlanda, estuvimos 2 días en Belfast, escogimos una habitación superior en este hotel. No hay personal físico, por lo que el check in, fue en ingles a través de teléfono móvil en la puerta, después de esperar una hora que nos contestaran, si no dominas el idioma te quedas fuera. Nos asignan una habitación en la última planta, para rodear la cama, tenias que pasar de lado, las maletas solo se podían abrir encima de la cama, en el suelo impedían abrir la puerta de la habitación. En el baño no habia sito para abrir el neceser. Un perchero con dos cajones, una tv pegada a la pared, una estantería debajo de la TV. No hay mesitas de noche porque no caben, hacia esta función la repisa de la ventana. La habitación de Harry Potter era más grande. El desayuno por 15 € por persona, era sumo de cartón, una manzana y una pasta industrial en papel film y un yogurt. Después de una hora de teléfono con Booking en inglés, conseguimos que al dia siguiente Anshu, la manager, muy amable, nos ofreciera una habitación muy superior en otro hotel de la misma cadena y un desayuno decente en un restaurante cercano. El aparcamiento en la calle en el primer hotel. En el segundo tienen parking privado. La zona es muy buena, tranquila y cerca del centro.

Two nights here in a pleasant part of the city near Queen’s Uni. The room we were in (No6) was small but they made good use of the space. An large old house but thoroughly modernised inside, with electronic keypads for entry to house and room. They email or text the key codes before you arrive and you see no one until breakfast. Basic continental breakfast but can pay £10 for cooked at cafe opposite through an arrangement they have. I’ll Bly negative comment: I contacted them ahead to ask for soya milk for breakfast but there wasn’t any. They apologised and made sure I had it on the second morning. Would stay here again.

Just had 3 nights in a deluxe room for 2 and found it to be excellent value for money. The bed was comfortable and the room a decent size. nicely decorated and airy as we could open two windows when we were out. Well placed for visiting the city and enjoying the Queens quarter.

My girlfriend and I stayed in this hotel for 3 nights during a trip to Belfast. The hotel was everything we could ask for, the service we received was excellent. The housekeeper in the hotel was so lovely and always greeted us with a smile and asked us how we were. The complimentary breakfast was great for what we were expecting. Would definitely recommend!

We booked a superior king room for 1 night and were given room 11. The room was so tiny you had to walk sideways to get around the bed. The room description stated a seating area, the only reason we booked this place - this was actually 1 chair !! which also doubled as my bedside table, a dining area and sofa?? no just 1 bed, a small table which held the fridge/can cooler and didn’t work as the room was ridiculously hot, a cupboard for hanging clothes with 2 drawers 1 of which stayed open. Breakfast consisted of cereal, bread, fruit and 2 sorry pancakes on a plate covered with clingflim. There was no 24hr reception as stated, we had to ring the phone numbers at the front door and were informed someone would be there soon to let us in, as our room wasn’t ready we left our bags, when we returned that evening they were in the residents lounge unattended. A rubbish experience.

Don't stay here if you expect sleep! Saturday night (£100), from 1.30am onwards, all night there were slamming doors, raised voices, banging. It's an old building with no soundproofing. This was the worst night but there was noise on other nights too. On Sunday we went shopping for earplugs... We told a staff member and their reply was that Saturday nights are loud. They don't want to invade privacy of drunk guests by asking them to be quiet! I don't care what day it is, if I'm paying £100 I should be able to sleep. The room was tiny and street noise was also a problem - loud traffic and drunk folk. The room was so hot, we'd have the window open all day to cool it down but as soon as we'd have to close it at night it was hot again. We turned the radiators off so presume it's because we were high up and there was underfloor heating in the bathroom. Bed was comfy enough. Unbranded tea etc. in room, no biccies or luxuries. Breakfast - first morning, we texted to request a piece of fruit/pastry as breakfast didn't start til 9am (so late!) and we had to leave at 8am for an excursion. No reply. We called and they sounded like they'd been woken up by us, they said our request couldn't be done. They couldn't bring themselves to walk from the sofa across the room to the kitchen, to grab us a paltry piece of fruit? In a 'luxury' hotel?! When we came downstairs either they or another staff member were lying down trying to sleep on the sofa. So unprofessional. Breakfast on other two mornings was so basic - cheap tastless mini croissants, wafer thin ham, really cheap value bread, no yoghurts etc. It was enough to sustain you but nothing particularly enjoyable about it. It was clear that only the cheapest products had been bought. No where to sit on last day until another guest invited us to join their table. It's laughable that they call themselves luxury. Luxury is as much about good service as amenities, and this place has neither. More hostel than hotel, every expense has been spared. Another couple said it's really not good vs the other Warren hotel down the road that they usually stay at. 100% wouldn't return.
