There are only few accommodation facilities in Koronadal City that can offer both pleasurably presentable rooms to stay and are bang for the buck. And so, to cater to the needs of the growing city in terms of accommodation, Greenstate Suites was built. It started its operation on June 28, 2009, just a week before the T’nalak Festival, the Festival for the province of South Cotabato. Greenstate Suites is proud to be one of the newest and finest accommodation houses the city can offer. It is a fancy designed, eye-candy lodging house located at the heart of the city in which it is accessible to almost anywhere like restaurants, public transport terminals, government offices, shopping malls and the business district. the room where we stayed at was surprisingly clean, with fresh and crisp linens, functional aircon, complete toiletries, shower with heater and a TV set with with cable reception.

wifi was fluctuating. there was bottled water as a welcome drink but it's warm. i had to fetch cold water from the dispenser located a few meters from our room.

breakfast was not included in the room package. we had to walk more than five minutes to order breakfast from jollibee. friendly and honest staff.

The hotel is clean, comfortable, and quiet. There is wifi in the rooms even up to the third floor (no elevator, just a winding staircase). Bed is big and beddings were spotless. Towels are thick and replaced everyday. There is a coffee machine at the lobby for your caffeine fix in the middle of the night. There is a restaurant right beside and in front of it, so you won't need to walk far to get your meals. It is along a major street near the corner of the national highway, centrally located but still out of the way of noisy truck and bus routes.

We stayed here for two nights in July 2011 and we found it to be a good choice, although we had no choice after all.

This is our family's first visit to Koronadal and our relatives there booked us to this hotel. The facade of the hotel is painted green so you wouldn't have a hard time finding it apart from it being located along the road. The premises of the hotel is clean and although the receiving area is small, you'll be surprised that the hotel has a lot of rooms to accommodate guests. There are rooms with basic amenities like an A/C and television but without the fridge and telephone while there are rooms that are posh enough.
If you like to buy mineral water, sodas or some chips, they sell it at the lobby area so you won't get hassled buying them somewhere when you're already starving.
I recommend this hotel to those who plan to have a vacation in Koronadal. Aside from being affordable, it offers you the basic amenities and comforts of a good stay.

The room we got was Twin A. P900 per night.

Overall, the room in itself was good. I would say it's not too small, not too big. The size is just about right. But I did notice a few things. Let's start with the small things. That's because those were the first things I saw. In this day and age charging phones and laptops are common. The receptacle is not strategic and is located on the left side of the room and not in the middle of the room where both occupants can conveniently charge their gadgets without having to go to the other side of the room.

The air conditioning I think is a tad small for the room size. It took a while before it cooled adequately. After 3 hours or so, only then was the adequate cooling felt. There was a humming sound from the LG remote-controlled window-type air conditioner. But I'm already used to air conditioning hum and I can sleep with that. Not a big issue.

The TV is a 14-inch CRT TV. Quite small. Many of the hotels or inns I have been to in many other cities in the provinces are now using flat LED TV of 20+ inches. And those few still using CRT TV have them at 21 inches. And while the cable TV channel lineup is rich, we just didn't bother using the TV.

There is no lavatory in the bathroom. Just the shower room and the toilet. The lavatory is located in another part of the room where there is a door leading to it and a closet is also found. It has a mirror in front of the lavatory. That's where to brush your teeth and shave. It's different and I guess I need to get used to the idea of a lavatory separate from the bathroom.

The bathroom was not well thought through. While the water heater works fine and the water pressure is adequate, there is no rack, hooks or a place to hang the towel during your bath. You had to use the top deck of the toilet tank to place the towel. And to dry the towel, either you hang them on the plastic monobloc chair or take a hanger from the closet and hang it under the TV rack which we didn't use anyway.

The "Good Morning Kit" provided has two toothbrushes and two sachets of toothpastes. Also two sachets of shampoo. They were all right. But we threw away the soap. It smelled weird. Smells like photocopier toner. Good thing we brought our own soap. And like several other hotels I've been to, this one also uses ground water. So, more scrubbing required for more lather. I've been told all other hotels in Koronadal have the same ground water system for bathrooms.

Wi-Fi is not as fast as we wanted it to be but it was in-and-out on the first day and generally slow for the rest of the stay. Wi-fi signal itself was 4 to 5 bars. Strong. But the speed and connectivity is not as good as we thought.

Now here's major issue that made us consider leaving this place. We had to go some place late afternoon/early evening of the first day. The room was on the ground floor. The windows were of the sliding variety in front. One of them locked properly, but the other did not. But since it had immovable iron grills in front of it, all we need to do is to keep any gadgets or other valuables away from reach from that window and it should not be a problem. I was already being considerate. However, there was a third window that I had a serious security concern with.

The third window is a smaller window beside the door. The iron grill can be opened by unfastening the latch from the inside or even from the outside and it swings like a door. That third window had NO LOCK. I observed and examined closely that I might have missed it. But NO. There was absolutely NO LOCK on the third window. And judging from the size of the window, It is easy for any slim or medium build person to enter that window and he/she is inside. Anyone who might think of stealing things from hotel guests can easily do so on this third window.

I called the attention of the front desk about this. And it just so happened, somebody from housekeeping was passing by, the receptionist called his attention and I showed him what the problem is. And he looked at the window and confirmed my major security concern. He recommended I transfer to a different room. Later, one of the front desk person (I assumed she was the supervisor) accompanied the housekeeping man to show her what the problem was. I had to demonstrate it to her how easily I unlatched the grill that swung open, and opened the window and I put my head and half my body inside. Everyone appeared to be uncomfortable by what I had just demonstrated, to say the least. And then the housekeeping man and front desk person, now accompanied with the hotel security guard, tells me that all other rooms in that part of the hotel are all designed without locks on the third window. I said to myself "WHAAAT??!!"

Now since we had someplace to go and it was important for us to be there, I was still being considerate. I told the housekeeping man that I know it is too late by now to find and install locks on this window. But I told him he had to improvise or find ways that this unsecured window should be locked or stuck shut. So we had to go where we needed to. But we were thinking to ourselves we should move out to another hotel or inn if the issue is not resolved.

When we came back, the housekeeping man showed me the window can no longer be opened. And I see he nailed it shut. I try to open it and it could not be opened anymore. The improvisation of this housekeeping man is what stopped us from leaving. He solved the problem. That made us continue to stay here.

And then as we headed out for dinner, the front desk person asked us if the problem was resolved. I said, yes, thank you. And she said, if you had transferred rooms, since you already occupied the room, you would have been charged a room transfer fee. I felt disappointed by the remark and said to myself "WHAAAT?!" I didn't mention it to her but it was a major security concern and I would have been charged a fee because your hotel/inn failed to design that window to have locks. I didn't bother to ask how much the fee would have been.

There is a policy of leaving the room key with front desk each time to leave the hotel/inn. On the late afternoon/late evening of the second day, we asked the front desk person for our keys. And then we were told that we might have left our key inside the room because she didn't have it. I said to myself, "WHAAAT?!" I looked at my colleague and he said "Don't look at me. I didn't hold the key today." And I told her (she's in the photo), I distinctively remember locking the door from the outside using the key and it's impossible for me to have left the key inside. And then she looked a little bit harder and there was the key with front desk all along. And then I thought to myself. Not very professional or efficient, are they?

Sometime in the middle of the night, there was a power failure. I was awoken by it. All was dark and quiet. You could hear the sound of passing trucks and other vehicles outside. Emergency lights were turned on after a while. The outage lasted about maybe 20 minutes or less. When the power came back, the air conditioning came back on. But then there was this light that I don't remember turning on and I could not find the switch for. I tried all the switches. Nothing turned it off. I forgot about that phone that was not strategically placed in the room (far left corner of the room). I just went out to the front desk to see a dark lobby with the front desk person watching TV from the couch on the lobby with another guy, probably the security guard. I complained about a light that I couldn't turn off on my side of the bed. The front desk person said it might have been the emergency light and she opened a circuit board and I heard a loud click. Then she says it's OK by now. I return to the room with that light off. I check the time. 2:35 AM.

So far, this stay had been less than impressive considering what we encountered. I would have rated this place 2 of 5. It was housekeeping that had come to the rescue because he had improvised and resolved a major issue. I failed to get his name but because of him I will rate it 3 of 5.

First of all, we thank you for dropping a review. Now let's head on to the issues and concerns as I will also be answering those in detail. Sir, the room you have stayed is actually located in the First and the Old building and is part of the only five (5) rooms that is near the road. This explains the noise of the vehicles coming from the road. We recommend the Rooms located further at the back of the building as they are more serene. Electricity outlet: We thought it was strategic enough to have the outlets near the table so that the guests may place their electronic gadgets on the table while charging and not on the bed as it would cause fire. A/C unit: It was a window-type aircon unit and it is generally not as quiet as the split type aircon. The noise has been attributed by its steel casing and the highest fan speed operation. Under normal circumstance, it should have cooled the room enough under 30 mins only. 3 hrs is a bit surprising and you could have called the front desk. We have a stand-by window-type A/C unit and we can replace anytime. No charges involved. TV: We admit that we do still use the CRT TV as the LCD tv's at the time we opened this first hotel building (ground floor only) is not that popular yet. When the second building was built (3-storey bldg), we have applied all the corrective measures and updates needed we saw on the 1st building. LCD TV included. You could have checked it out sir. We are on the process of replacing the CRT tv's as of writing this response. Comfort Room: This is a separate concern and it only applies to the five (5) front rooms from the 1st building. The lavatory was separate from the CR on these 5 rooms because it was supposed to be a commercial space. Forgive us for that. It does not reflect the whole picture of all the rooms' toilet and bath. BTW, you could have used the shower curtain rod to hang your towels. Good Morning Kit: It is our packaged complimentary kit for every overnight stay. It is up to the guests consumption if they want to use it or not. Each guest has a different preference for the soap, shampoo, toothbrush and toothpaste etc.. We got the generic complimentary kit. Anyway, we shall be forwarding your concern on the "toner-smelled" soap to our supplier. Internet speed: We have already an upgraded speed of our internet connection and it is from a leading and reliable service provider in the Philippines. We do not have control over our internet service provider and we do acknowledge that sometimes it has an "in and out" connection due to peak time usage, ISP repairs and heavy bandwith usage of the user. Generally speaking, Philippines has the most expensive and yet the slowest internet speed in Asia. And I know you would agree on that sir. (At least we have delivered a high WIFI signal in your room). Windows: As I have stated above (CR paragraph), these 5 rooms were designed for a commercial space and was overturned to be part of the hotel room. We are amenable to the incoherence of these 5 rooms. We have not thought of anyone purging to enter the room though that window, later did we notice until you have demonstrated it. We shall be shutting close that part of the window grill. Transfer fee: It is not applicable to your situation sir should you have transferred. The room transfer fee is for the rooms in which the guests have made damage to the room amenities and want to transfer to another room. We apologize if the message has not been properly delivered. Keys: Yes we require the guests to have the room keys be left at the custody of the front desk should they go out of the premises of the hotel. This is a security measure should the guest leave or lose the key somewhere else and random person will get hold of it. We can't be replacing the door knob set every time the key is lost. Leaving the key also prevents damage to the key holder and the key itself. We ask you for your indulgence on this matter sir. Power Outage: We have emergency lights in the rooms should there be power outages. The front desk clerk may have forgotten to shut it off after power is back. I shall be calling the concern of the particular staff sir. Overall, we recognize that we have not met your expectation for a tourist inn like us sir. We shall treat this comment from you as an avenue for us to improve, learn and upgrade for our future plans and projects. Nevertheless, we are still inviting you to try our rooms from the Second building should you visit Koronadal City again. It is surely a bang for the buck for a comfortable stay. I stayed here in April of 2013. I met my g/f who lived about a 5 minute tricy ride away and this is the place she recommened. Her and her papa said you could find other places to stay that were cheaper but she said that Greenstate was more "Modern" so the recommended place to stay. We stayed on the ground floor and if I remember correctly it was 900 Pesos per night which to me was cheap. During my 2 week stay there, the hotel staff kept the room very clean and they were always very friendly. It was always fun to go back to the room at the end of the day as they always made up our bath towels to look like something. They made the two towels to look like two swams in a heart shape. They also made a few other shapes that I just can't remember now, (would have to look at the pictures) but it was really nice. They knew we were lovers so made it romantic for us as they could. The room was very clean, and the a/c worked fine. It was about a one minute walk away from the main road so you could get a tricy very easily. The friendly guard outside always flaged us a tricy too. Another thing I liked about the location was that there was a restaurant almost directly across the street that made some of the best chicken bbq I've ever had in the Phils. Also, just a few minute walk away was a very nice restaurant called Mang Gorio. The bus station "Yellow Bus Station" where you could get a bus to General Santos was very close, KCC mall also very close and Gaisano was just a few minute tricy ride away. Ace Centerpoint was also very close and I got a most yummy siopao there. I'd recommend this place to anyone and I really do hope I can stay there again soon.

Cheap, plain, and simple. I think the bed is a bit big for the room but who cares about that. It's located centrally so you can just walk to the food places, the bus station, and a nearby mall. They also sell food and drink if you suddenly forgot that you can actually walk to a bazillion places outside.

What great helpful staff, nice clean room and good price. There was some noise from the street traffic a couple of times, motorcycle with no muffler and a large diesel truck. It is right off the main street south of the KCC Mall. Lots to see there.

Good day! Thank you for taking time to drop a comment. We acknowledge the fact that it is really quite noisy in the 5 rooms facing the road especially when large trucks and motorcycles with loud mufflers pass by. It is really unavoidable since our location is abutting a main road. Nonetheless, in your next visit you may opt to stay at the rooms from the annex building since it is more serene there. Thank you.

Whenever in Koronadal City, I always stay in this hotel so I couldn't really count the number of times I checked-in but I am already familiar with the staff, which were very accommodating. I prefer choosing single or double rooms here because the beds are more comfortable and the TV is flat screen( and bigger). They also provide supply of tissue, soap, toothpaste, toothbrush, shampoo (and at times, a bottle of distilled water). Wifi connection is good. What I really like in this hotel though is I can ask for a mug of hot water (for coffee) and staff will deliver it to your room free of charge, even if it's already late. :)

April of 2014 stayed here for 10 days. You can read my other review titled, "I Look Forward To Going Back." (from 2013) for the main review but I will add other things here. One thing I like about the room is that there are two seperate rooms. One for the cr, toilet and shower, and beside it is a room with a sink and mirror and closet space. So while someone is doing their business in the cr, another person can be brushing their teeth, washing hands, doing their hair in the mirror, make up, grabbing clothes out of the closet or whatever else. The hot/cold water worked and the shower pressure was fine. The bed was a metal frame with a mattres and comfortable. The only reason I say this is in the past I've stayed on another island and the bed was just wooden slats with a sheet. I mentioned in my last review that almost across the street was a really good place for chicken bbq and it's still there and the name is Denz. It's like a one minute or less walk away. The room I stayed in was still 900 Pesos which I really think is very reasonable. I know they have cheaper rooms too. I was able to pay using my Visa card and of course cash is also accepted. Later in the evening, around 8 or 9 pm when my fiancee's daughter wanted to stay with us they were very easy going about getting us an extra bed in the room. In the AM a couple of times we bought instant noodle soup at the counter and they brought it to our room with the hot water in it. This review comes from a foreigner, from the U.S., and I was very pleased with everything. Once again, I look forward to going back.

We paid less than $15 a night for a really nice room staffed by very nice and helpful people. The AC worked great and I liked the water heater on the wall in the shower because you can adjust the temperature so easily. The bed was comfortable and the room was clean. There was also a TV with cable and I watched a few minutes but we didn't watch TV much.

Greenstate Suites is in a nice location and there are several places to eat within a few yards of the property.
