Kanan Tulum is a central fixture in the Tulum area, much appreciated by guests for its prime location near the beach and local commerce. The hotel's vibrant atmosphere, featuring live music and DJ sets, has received acclaim, though it may be too lively for some. Cleanliness is a standout feature, with travelers noting immaculate rooms and pristine beach areas. While the rooms earn praise for their aesthetic and comfort, concerns about noise and privacy have been raised. The service is generally celebrated for its attentiveness, despite occasional lapses. Views on value are divided, with some guests finding it reasonable and others pointing out pricey aspects. The amenities, including the beach club and unique dining, are consistently lauded for enhancing guest experiences.

The facility was incredible and unique. Many places to lounge and relax. Staff was amazing (Enrique and Fidel especially). They were the epitome of Mexican hospitality and did their best to enforce some strange rules.

The rules appeared to be a cost-containment effort so this section is directed to the ownership and management. Those rules included:
- only one Nescafé coffee pod per day per person. If the staff didn’t restock, we had to make a case with our own inventory management system. I’d rather have cheaper in room coffee than have to ration on vacation.
- drinks were purposefully poured very lightly, unless you paid 6x more for the premium. I’d rather you offer the premium only.
- the sheets stain policy is just weird and invasive. Upon checkin, we signed a form saying we’d get nothing on the sheets. As we were checking out, they sent someone to the room to inspect the sheets to ensure nothing was on them. This was just a regular white flat hotel quality sheet, nothing special. On another trip, I’d honestly opt to bring my own and be able to relax a bit on exactly how our romance time was orchestrated. As my husband put it: they create this vibe of intimacy with the design of the rooms but totally wreck it with the way incredibly invasive policy.

Me and my partner are staying at Kanan Tulum for 5 nights after 5 nights at Moon Palace Cancun. I am writing this review whilst on my beach front sun lounger, watching the beautiful surf lapping in to the white sand. We have a treehouse and what an amazing experience that has been. There is a rainfall shower and giant natural bath in the room. Each treehouse room is made from a different tree. The
room is big! It is a little dark for makeup application but it has to be that way as it completely suits the ambience of the room and setting. It was my birthday and so when we checked in, there was a giant balloon installation above the bamboo bed. So kind and thoughtful of the team! It is like that 24/7 at Kanan, they are so attentive and genuine. You can what’s app the team at anytime for help, requests, room service, advice etc and they check in to make sure you are ok periodically. They honestly cannot do enough. Damian is the manager and is a lovely guy. So kind, big heart and a joy to talk with. He works So hard, long shifts and always is happy and goes out of his way to make you feel at home. The beach club is amazing and the staff there are all so brilliant and you are treated like royalty. The walk along the beach is breathtaking and you can gain access to jungle gym for free by requesting a pass from Kanan reception. We have a rental car, parking is inside Kanan, don’t miss the slip entrance as you approach as turnaround on the beach strip road is interesting! They valet park your car for you inside. Little foot bowls to wash the sand of your feet are strategically placed. We tried the on-site yoga which was brilliant! We had dinner in
a rooftop nest one night which was also out of this world. Tulum is expensive but I recommend this 100% and it is reasonably priced compared to many restaurants in the beach area. The guest services guys and the reception team are brilliant. They helped us with various tricky bookings and answered
all my endless questions, Joel, amy, Isabel, Tania, Javi. You are in the perfect location for a fun filled holiday, - it is vibrant and loud so do not stay here if you are an early to bed person, although they cut the music at midnight at the various venues nearby. It has been an amazing experience and so here is my genuine review to hopefully help you make your tulum hotel decision. One of the best hotels I have ever stayed at - thank you 🙏🏻

Hello! You don't know how happy your words make us, it's true we work very hard to make the magic, but every second and every effort is worth it, we love what we do, from the moment that we have the first contact with our guests until they tell us back home and they tell us that they arrived safely, people like you make everything that is not seen worthwhile, so you have nothing to be thankful for, thank you for allowing us to be Kanan, and for experiencing the magic of being here.❤

We had a truly wonderful week at Kanan. Joel and team at the front desk were fantastic, attentive to every need and very responsive over whatsapp. We booked a tour recommended by the front desk, Tulum Underworld by Xaman-ha Connections, which was incredible to see the ruins and swim in some beautiful cenotes. The beach club was truly fantastic and it was convenient being a guest at Kanan as all of your beach reservations are free - you can sit at a daybed with direct front beach access, or up in the nests that feel more VIP and private. We enjoyed both! The pool is so unique and special, feels like you are immersed in the jungle - and there’s a swim-up bar. We had dinner at Kanan in the rooftop nests one of our first nights here which was so special and romantic, enjoying the sunset, ocean views, and tropical butterflies. For our last night, we enjoyed the Full Moon show during dinner in the main rooftop area (shoutout to Ariel at the restaurant for his incredible service). This hotel is situated in the PERFECT location in the middle of the Tulum beach strip, so you can walk to everything via the road or the beach. We mixed fancy restaurant trips with less expensive meals at the local Go Mart. Our room was truly beautiful, a second floor partial ocean view, and the AC was super cooling and reliable. We enjoyed the large wooden bathtub on one of our rainy days here along with the bottle of champagne Kanan gifted us. Finally - a massive shoutout to Enrique at the beach club. He is so fun, wonderful, and provides impeccable service. When Enrique says it’s tequila time, it’s TEQUILA TIME!!! <3

The hotel is an interesting concept - very rustic. We had come from Secrets in Akumal, so it was a very different vibe. Two main issues 1) noise while trying to sleep and 2) stained sheets

The rooms are unique, but the bathrooms are just glass partitions and there are no room tvs.

You will likely be warned of possible loud music IF an event is going on next door. The hotel will note they can't control the volume or for how long. There is a day club next door that blasts music until 8PM and then once that stops, the club AT the hotel blasts music until 11:30 or so. I was very specific. I did not want to hear music in my room while trying to sleep and I feel like someone at some point should've told me that was 1000% unavoidable at this hotel, period.

1) We had an issues with stained sheets. We were told when we checked in that keeping sheets clean to avoid incidents was important. We thought this was weird, but carried on with our day. After we got home from a 2.5 hour dinner (service was excruciatingly slow at their restaurant), we got ready for bed and pulled down the sheets and there were stains. We called the front desk and waited 20 minutes for new sheets. We finally received them and opened them to make the bed ourselves and found even more disgusting blood or poop looking stains on the new sheets. From there, we waited another 30 minutes for a 2nd set of new sheets. We were told they were having trouble finding new ones...interesting. 45 minutes from the start of calling the first time, we received a second set of new sheets and these were damp - we gave up at that point and chose to sleep with the lesser of the gross set.

I shared this with the front desk during check out yesterday and they were appreciative and gave a standard apology - but for $400+ a night, I think we should have gotten more than an apology (maybe a credit for dinner or lunch the previous day as a nice gesture).

From the attention to details to the full relaxing experience the Kanan staff made our trip one of the best birthday experience so far. Joel from client services txt me days before my arrival to arrange airport transfer. We were welcome with a delicious drink made from local fruit (passion fruit I believe it was) as we were in shocked to see the amazing interior decor of the hotel lobby. The attention to details elevating nature and modern days amenities it’s a must experience while in Tulum.

As a recurrent tulum traveler, this place was my absolute best stayed. Words can’t describe the service provided by Ricardo and Julian at the restaurant/bar. From preparing my favorite green juice early in the morning after my morning walk, to recommending their favorite local drinks was a plus. The uninterrupted beach views to the refreshing jungle pool Kanan proved to be a great place for adults looking to disconnect and relax. I was surprise by a bday gift from Roger, Joel, Pablo, and Ricardo. Started by a very relaxing and cleansing spa treatment by Pablo, highly recommended it; to the delicious sunset dinner in one of the nest table watching over the Mayan sunset.
The rooms are cleaned daily and your morning drinks (coffee or tea) gets delivered every morning to the side door. The wooden tub in the room it’s mesmerizing. I’m sure I’m missing some names but everyone from the front desk experience, security to the housekeeping are there to make the experience unforgettable. Thank you Ricardo, Julian, Joel, Ruby and the other guys.
I am forever grateful to the Kanan staff for making my birthday week unforgettable. Will see you guys soon.
Gracias por todo muy agradecido 😍

Music booming from noon until 2am! Thumping heard in rooms above anything we tried to use to block the sound. Music on the beach so loud you couldn’t hear each other talk… we used ear plugs to try to cope. Hotel has no options for rooms to get away from the extreme noise. They promote the spa, don’t provide a TV so you can “enjoy the experience and relax” but the booming music is relentless.
The hotel would not allow us to cancel with a refund regardless of the noise. They know they have a problem but wouldn’t address it. On top of all of this the place was empty! No one likes it but they don’t adjust!! We left and had to pay for another hotel after two sleepless nights.

Responded Dec 15, 2024
Dear Nikki, Thank you very much for sharing your feedback with us. Every comment is invaluable as we strive to offer all our guests a unique and positive experience. We regret that, on this occasion, we did not meet your expectations, and we sincerely apologize for any shortcomings you may have encountered during your stay. We understand the importance of providing clear information for our guests' satisfaction. As part of our efforts to communicate transparently, we made sure to share details about our music schedule both on our website and through a personalized message we sent to you via Expedia. We aimed to ensure that you were aware of the music atmosphere in advance to avoid any concerns. As you may have noticed, our beach club and restaurant areas offer DJ music starting at 1:00 PM. However, we are mindful of maintaining a peaceful environment in the mornings and also designate a few days without DJ music to allow full relaxation. Our operations, including music, conclude by 11:30 PM each evening. Given the lively nature of Tulum, we hope you can understand that occasional noise can be expected, given our location in an area known for its vibrant atmosphere. Regarding the amenities in the rooms, we sincerely apologize for any confusion. As indicated on our website, TVs are not included in the room description, and this was also reflected in the policies outlined in your Expedia confirmation, which noted that your reservation was non-refundable. We always strive to make our policies as clear as possible at the time of booking to prevent any misunderstanding and to ensure our guests' comfort throughout their stay. We truly appreciate your observations and your understanding on these matters. Please do not hesitate to reach out to us if you have any further questions or concerns. We remain at your disposal to assist with anything you may need. Once again, thank you for your feedback. We hope to have the opportunity to welcome you back in the future.

Not worth the money at all, extremely overpriced. No iron in room. No kettle in room, get given one cup of coffee or tea in the morning at 8am and every single day we ordered tea and it came in a flask tasting of coffee I highlighted this everyday to the management team and had to get dressed and go downstairs to tell them and there was no changes. When i asked for hot water in the afternoon for another cup of tea it continued to taste of coffee then I was given a herbal tea tasting flask when all I needed was hot water to go with breakfast tea. Additionally there was cats drinking from the milk in the morning when our hot drinks were left so this whole labour intensive situation of bringing a hot drink in the morning just doesn’t work and there should be kettles in the room. Paying this much for a hotel these are the basics you expect. You are given a big bucket of water to drink from in the room I had to ask on three different occasions for this to be filled up as it never got done. I understand the style of room the hotel offers but it is so so dark you cannot see anything even in the middle of the day and if you have the curtains open everyone can see you as everything is so close together. Every night and we stayed for 4 nights music was so so loud until at least 12:30 at night and started from 11am in the morning just constantly music blaring. Even when I got a massage I could here the music blaring. The hotel appeared run down and just not up to par especially how much you pay for this hotel it is just not worth the price tag. To have to ask staff multiple times for the most basics of things and still not have stuff complete.

Thank you for taking the time to share your feedback with us. It is our commitment to provide a positive and memorable experience for our guests, and we will use your comments to make the necessary improvements. We understand the importance of basic amenities such as an iron and we apologize for any inconvenience caused by their absence, our staff is always available to provide them upon request. We acknowledge your concerns regarding the taste of the tea in the hot water. It is the first time we have this type of comment but thanks to your observation we will consider having teapots for these requests. We are also disappointed to learn about the noise disturbances you experienced during your stay, as you know Tulum has been in constant growth, so being in one of the most central areas, there is a lot of movement and a lot of external noise that is hard for us to control especially during the weekends but we would like to assure you that the maximum time for our music is 10pm. Once again we apologize for any shortcomings during your stay. If there is anything else you would like to share or if you have additional details you would like to discuss, please feel free to contact us directly. And we hope to have the opportunity to welcome you back in the future, providing you with an improved and more satisfying experience. Best regards,

We had an incredible 4 night stay at this beachfront resort- the staff was beyond generous and made us feel like royalty! The jungly paths and nooks and grotto pool, so unique and full of character (plus 2 resident cats)! Day beds on the beach for prime lounging, food was fantastic and guest stay comes with access to a few other sites too! Attention to detail was immaculate from the room service to daily coffee/tea and fresh beach towels- even provide a beach bag. Favorite night was rooftop dinner in one of the very romantic and intimate nests, our server was the best and insisted on taking photos which I'm so thankful he did- we loved our stay and cant wait to go back!

I am not sure about that and I did not see anyone there doing it. I can tell you that while I was at Casa Teka cenote which is on Tulum beach road and very close, that a couple that "forgot" their swimsuits were told that they could swim without. This cenote is beautiful and you have access for the food/drink cost of $30 or $35 USD. You can check it out online at Casa Teka. Hope this helps. I had a fine time with my clothes on though if that is any consolation. Have fun and sunscreen up if you go nude fo sho. No suncreen in cenotes though!
