The BSEA hotel in Cancún has some positive points, such as the affordable price and the beachfront location. However, it is important to highlight that it is not exactly a hotel, but rather a residential building adapted to receive guests, which brings some limitations.
My experience was marked by some setbacks. Wi-Fi is difficult to access, with an unpractical password, and the signal only works well inside the room. In addition, the room does not provide water, forcing guests to purchase on their own, which is inconvenient.
Another downside is the location, as although facing the beach, the hotel is away from everything, like any restaurant or commercial establishment, making it difficult to access services and attractions. This forces the guests to use the hotel’s restaurant, where I had trouble trying to pay by card, as they insisted that I pay in cash (I found it absurd!)
Finally, the checkout process was slightly unpleasant. After returning the key, they make you wait for 10 minutes to check if I had taken anything from the room, which I found an overly suspicious approach.
Overall, it is an economical option, but with several disadvantages that can impact the experience.

Stayed there and for the price it was acceptable. Try to avoid junior suite 2107 as its terrace is shared and there is no privacy whatsoever. The staff at the reception , especially Dolores and the guys were excellent and more than helpful. I changed to a couple of units, from th e junior to the penthouse/ master suite where I forget my chocolate in the fridge(sigh) . The views were really beautiful and the cleaning mostly well done. I like the bus stops in front almost, so don’t take a cab , just take a 12 peso (70 cent) bus to the center or the hotel zone and beaches. You can actually walk to the nices beach , Delfines, from the hotel/condo building. The whole development is in need of renovation, Wi-Fi isn’t working in all of the condos so be prepared to get a Mexican chip.

I was cautiously optimistic after reading the reviews of this place but was pleasantly surprised with the room and amenities. Beautiful view and really nice room, the only issue was that there was no wifi in the rooms...only in the parking lot. The staff was really helpful with some of the things that broke down in the room (air conditioning and microwave). Overall it was a really nice place and not nearly as bad as some of the reviews make it seem.

We arrived to the hotel for check in at 2pm, to be rudely told “check in at 3”. I understand this is on the booking but sometimes rooms are available earlier. We were able to partially check in and pay and leave our bags. We were brought to be shown the facilities by Julio, who was actually very lovely and the only positive thing!
We decided to get drinks and food at the pool bar. The beers appeared to just be kept in a cooler in behind a bar. We ordered a chicken burger and regular burger and probably wouldn’t have finished them, only we were starving. But again over looked this and thought we will eat elsewhere later. We asked about WiFi and the staff in the bar said it was only in the rooms. We thought strange, but also brushed it off. The staff in the restaurant spent most their time on the phone and weren’t very friendly.
We returned to checking in at 2;50pm. The small reception just kept filling up and there was no system in place at all. We listened as others checking on, working customers who were told that there is no WiFi in the room. The receptionist was rude to almost everyone. It was our turn to check in, and we asked about the wifi, the receptionist said that it is available on some of the rooms. I stated that it is advertised that they have WiFi she was abrupt and stated that we didn’t read correctly and it is available in communal areas to which we said it was not as we were just there. She then proceeded to raise her voice and state which floors the WiFi is on. I reminded her this is not detailed on the website and should be. She then said “lady you will get a room with WiFi, relax!” It was at this stage we decided it was worth it and said we weren’t going to stay and she said fine give me your card! There was an elderly woman in the reception who appeared to know her and the two of them proceeded to talk about us in Spanish. Honestly one of the worst hotel experiences ever from start to finish all in the space of an hour and a half…

A hotel/AirBnB that has seen its better days. If you don't like spiral stairs to get into your room then keep looking. When we open the door to our room we were greeted with a spiral staircase to drag our large suitcases up to the main floor. We then found out we had to drag them up an additional spiral staircase to get to the "living room" . The rooms are old and outdated. It may be time for a bulldozer for the whole complex. The exterior stucco was falling off in places. Onsite restaurant has limited hours and the menu was average. On a positive note, the ocean view was wonderful.

I would like to say that at first after seeing all the reviews I was a bit afraid of booking but I decided to give it a go because I liked the location and the affordable price and was exactly what I was looking for in thr hotel zone in Cancun without having to pay a extreme expensive €€ for a hotel . I am glad I did give it a try because I absolutely loved everything from the moment I got in the front gate the security is really impressed just to get in the reception . The check in was really quick , I was earlier like 30 mins and it wasn’t a problem , then the room omg what a view the room number was 2411 . Breathtaking wake up with that front ocean every morning . Pool area very secure and clean , not noisy , restaurant lovely and plenty of option ( have in mind it’s not all inclusive ) you have to pay at the restaurant your meals , the service is really quick . Lovely food . I absolutely loved it , the only thing I would recommend is having a gym or some outdoor exercise or activities to do and bit of music in the pool area ! Other than that I would come back every year to this hotel ! Thank you specially to the girl on the reception Daina or Diana that was lovely and very polite and extremely helpful !

This hotel is one of the worst hotels in Cancun it’s not looking the same as the picture AT ALL, this is big scam how the hotels are selling in Cancun, please do your research before booking any hotel. I booked this hotel for three nights when I saw my room I couldn’t resist I got lucky that I found another hotel just two hotels away and move overnight. I would never recommend this for anyone. it's hard to know where to start. we booked this hotel as we were under the impression it was the hotel we got married in 30 years ago and we wanted to return for our anniversary . It turned out that the hotel we get married in was next door and under renovation so they booked us next door. check in is clunky and slow and our rooms were not ready for about an hour after we got there. we went to the restaurant for some very mediocre food and drinks and the staff basically yelled at us and told us to get up to the bar and order( no table service) We booked a junior suite as it was a special occasion and the room was ridiculous. the stairs up to the first and second floor we treacherously steep and narrow. I could barely get my suitcase through the narrow entry. we declined that room and asked for something else. they put us in a room with a screwdriver attachment for a key. there were two double beds in one room so we pushed them together. there is a sink a fridge and a microwave that's it. no coffee maker no stove, microwave was broken , and the fridge ws failing so it kept us awake at night. one air conditioner was leaking water so bad we had to shut it off completely. comments made to the hotel about the conditions of the room were ignored. then there is the Wifi. we asked four different people from the hotel about wifi and got four different answers. our room ended up having wifi but it was by accident and even where they say it is, it is sketchy. de it machines broke down so we had to go to town to get more cash. the property is a combination of privately owned suites and hotel rooms there there is a strange dynamic between the hotel guests and the residents. not all that welcoming. we would have left immediately but we booked through bookings.com and getting refunded would have surely been impossible and it was only for four days so we sucked it up and made the best of it we could. there's got to be at least 500 hotels along this strip. pick any place but this.

Booked this hotel mid june 2022. I booked two rooms with two different cards on booking.com. My reservations and cards were accepted for the hold on my room. 3 days before check in in got an email from booking.com that my cards were declined. I called the bank and they said both cards I used were fine and no swipe alert had come from their side. I arrived to Cancun and was told my reservations were canceled. I told the manager that i was actively trying to fix the situation by calling the hotel number provided to me by booking.com (which didnt work) and emailed them. In fact why were they saying they were swiping my card 3 days before I arrived. The bank confirmed there were no swipes so when I arrived I lost both my room reservations. I was left in the parking lot with all my luggage and using my laptop to find a new place to stay. I ended up at the Hilton which was better quality overall. Something is shady about this place. While I was waiting for the new car to take me to my new hotel I asked a nicely dressed man who worked there if he was the manager he laughed at me and said no.
The manager I spoke with who told me she canceled my reservations was unaccomoidating and completely unprofessional. Stay away from this place!

I see a lot of negative reviews on trip advisor about this hotel. However, my experience was FANTASTIC. My room was the most beautiful hotel room I've ever stayed IN, mostly due to the stunning view! A wrap around view of the pool and the ocean on the 5th floor. The room was large, spotless and included aircon, a safe and free WiFi in common areas. I was relieved to have a few English channels (more so than the other 4 hotels on my trip). I had a problem with my key card when I arrived which they soon resolved.
The restaurant was in a great location looking over the beach; the food & drinks were good. However, they had a difficulty of only being able to use a credit card once in a day (???) - I had no cash & was a single traveller, so this would have been a problem for me had I stayed longer.
The staff were friendly & I was very glad to end my holiday in such a beautiful place. The view of Cancun and the sea from the BSEA hotel is nothing short of phenomenal.
