From the moment we arrived until the day we departed we loved the place --- friendly staff, good rooms, clean bathrooms, great location and a wonderful breakfast. This hotel is just 200 meters from the transport center where you can find buses, shuttle vans, jeepneys and multicabs to nearby and distant towns. And right next to it is the SM City shopping mall which is quite big. From here we caught a multicab to a few of the local attractions. Definitely would stay here again.

Great location, 3mins walk to shopping area(SM mall) and restaurant. The grand terminal just 1 min walk, tricycle, jeepney and buses all in this terminal.
Helpful and courtesy staff. They provide useful information about the local attraction and the public transport to nearby town/city.

We went there for two nights to seat an English exam. This hotel is strategically situated behind the bus station and a big shopping mall, one block from main avenue.
Clean and comfortable rooms, very friendly and helpful staff. Budget friendly.
Amazing fee coffee every morning and free water and WiFi. Highly recommended.

There was a power outage in Lipa again, and since our apartment doesn't have a generator, it was time to pay Zillion Pavillion a quick visit. I was thinking of heading over to Tagaytay, but since I know how reliable the internet connection in Zillion is, I decided to just book with them again.
So there I was, ready to work my butt off, but to my dismay, the connection wasn't working when I got there. I told the guy to fix it, but it took them 6 hours to do it. I mean, I went there solely for the internet connection. Had I known that it wasn't working, I would have gone to Tagaytay instead.
Another issue that I had was the poor AC. You can tell that it's old, so it barely cooled the room. Good thing, I've learned about AC filters, and when I checked it, it was soooo dirty!!! I scraped the dirt off and it seemed to have worked! I would have slept comfortably that night if not for the mattress. Yes, the room that they assigned me doesn't have a real bed. They stacked three mattresses together, to form a queen bed, so a slight movement would remove the thin sheet that covers it.
Lastly, their cable only has free channels, so don't expect it to have CNN or ANC, even Nat Geo, I think. Good thing it has Cartoon Network and Cinema One, napagtiisan na. haha.
Would I come back here? Yes! Would I recommend this to someone? Hmm, I would, but they would have to contact them first. lol

Walking distance from SM mall decent sized rooms great breakfast choice and cheerful helpful professional staff. My only concern was the noisy ac unit placed outside another resident unit wich could be heard all night. The open slanted windows at the back mean the tv noise from the oppositie unit can be heard also at night though not loud. Most people will not mind these noises which could be resolved practically.

We opted to stay in a budget hotel after visiting Cintai Coritos Garden and Marian Orchard in Balete. We couldn’t find a plce to stay around Balete so we googled and ended up staying in Zillion Builders Pavilion (Lipa, took us barely 15 mins to drive)
Pros (+)
- The place is easy to locate, it’s just behind SM City Lipa. Still unfamiliar? It is waze-able.
- FAST wi-fi! more reliable than ALL of the places that we previously stayed in— even better than 4/ 5 star hotels that we stayed in. Not kidding.)
- Free parking
- Decent A/C rooms, with flat screen TV and free cable channels— apartment style (not bad, considering the affordable price)
- Free coffee (drink all-you-can, no free creamer though)
- Friendly, approachable staff including the security guard
- There’s a nearby restaurant (more of a pub) within the premises
- Breakfast (quite generous serving) comes with a price
- Not a conservative type but the place does not support infidelity, prostitution etc. — just not sure how they regulate it
Cons (-)
- The bedsheet / blanket smells weird. My wife was very insistent in transferring to a different hotel but I was too tired to listen to her whims (since it took us forever to find a budget hotel)

We found that rainy season made it difficult to be "sun-dried fresh". So we finally got a brand new dryer installed to fix the problem a week or two after your stay. It was a nice stay. The room was clean, very basic, and most importantly, it is very cheap.
pros
-excellent, stable internet connection (at least for me, lol) 15mbps download speed-I worked during the night,and there was never a single lag.
-free barako coffee
-the a/c is adequate for the room.
-it's literally just beside SM
-price-prolly the cheapest in whole of Lipa, even beats Airbnb.

-no toiletries or slippers
-the channel selection is very limited. Why not go for Lipa Home/Sky?
-the construction is a little noisy.

The place is perfect for travellers who are looking for a room to sleep. We are booked on a room for 6 with 3 bunk beds. The room is very clean and they have free toiletries. They do not have tooth brush and paste but that doesn't matter anymore as we have our own. The comfort room is clean also. In fact, they do have cr rules. I really did picked up my hairs on the cr floor as i was afraid that my hair may clog the drainage. The rules said they will charge you if that happens. Well, i learned something even in that small way. They do have bidet and tabo, too. The staff are very accomodating. They will assist you in your needs. They offer meals on their menu and unlimited free kapeng barako.
By the way, the place is walking distance near sm lipa.

I was only driving through the city of Lipa and decided to stay overnight here. They have free parking on site, and it's in a convenient location, next to SM City. The room I stayed in with private bath is clean and spacious even for a solo traveler. The staff is very friendly and accommodating. They have free, brewed coffee in the morning and breakfast is available for an additional price. The breakfast is actually quite good too, and they even provided room service! Wifi also works really well here on the property.

Stayed here for two nights. I loved it. It is conveniently located near 9walking distance) SM City grand terminal, Lipa City. Hotel offers good rooms for backpackers, or for those looking a place to stay in while in the area, reasonable price, laid back feels, breakfast is available, function hall too, hotel folks are friendly.
There's not much amenities but, again, if you're just looking for a place to stay overnight, then you should consider this hotel.
