The location of the hotel is very nice. Its near to everything - malls, restaurants, cafes, and even the bus station. Rooms are divided into the new building and the annex which brings a great gap on prices. Check-in and out is swift. Front desk personnel are very professional. For a short stay, you may opt to get cheaper rooms. Highly recommended if you want access to almost everything.

I would say that this is the best hotel to stay in while in Lipa City Batangas as there aren't manyhotels to choose from, at least within this price range. The rate is very affordable. Front desk people are very accommodating. The lobby is awesome! There is a homey feel I wish i could have very good words as far as the food and service are concerned. We didn't have any choice on the breakfast food. My husband, who doesn't eat meat, was served with Tapa. Well, actually, everyone had no choice as far as breakfast is concerned as all that the waiters had to do was just count the number of guests and automatically serve the guests with the "standard" breakfast. When we informed our server that we were willing to pay for the "non-meat" breakfast, after 30 minutes of waiting, and following up, and waiting... and following up... again and again, we learned that our order was never placed by the waiter, who, by the way, had already left for home... *BIG SIGH!* and we were really hungry!!! grrr!

What we liked about this hotel was its location. Since I love to shop, I went to the mall nearby. The facilities are good especially the restobar, lobby, and poolside. The rooms are okay and we had no problem with ours. The comfort room is clean and the toiletries are ready when we entered. If it is just for a basic stay, their rooms are good enough. The staff are very polite and accommodating. We think that the price is very affordable; even the food's prices are worth it. The breakfast was average, we expected a better coffee but we were only served a 3-in-1. The only downside of our stay was that the swimming pool is not available during Sundays so we were not able to try it. When we wanted to swim about 6pm, we were not able to do so because the chlorine was just poured and the water will take some time to be ready for swimming. But in general, Anfa Royale Hotel is a great hotel. It is good for relaxation even if it is in a location with a lot of commercial establishments.

Rude and very very bad service and bad room, The room have cockroach and the bathroom smell bad, I am not going back to ANFA ROYALE HOTEL .I stay for 2 days and I have 5 days reservation and i paid full, i try to get refund to the day i didn't use but they didn't gave my money back, never go back here.

We had to change room three times due to very bad plumbing and bugs everywhere. When we tried to check out early because of the bad rooms the manager said to bad for us. And made us pay anyway. Free breakfast includes one egg and a slice of stale bread. If you don't want to throw away your money, then I suggest you drive down the street to the La Corona Hotel in which they have better rooms and personal service. They are located right across the SM Mall LIpa.

this the truth, this Hotel needs to be closed down or renovated

Facilites just average, you can find in any other hotel. However, there are flies in our room. WORST SERVICE! For all the hotels we have encountered all over the Philppines (we are auditors moving around from Luzon to Mindanao), this is the WORST! They don't serve service water, they charge delivery of breakfast to room (50pesos) AND they don't allow delieveries from outside establishments. VERY STUPID MANAGEMENT. They are very hesistant in giving your requests (plate, hot water) and ARE VERY STUBBORN. You have to ask for the towel and shampoo, etc. They don't give those during clean-up. Breakfast is VERY BASIC. Just corneed beef, hotdog, tocino with slices of vegetables you cannot eat due to poor quality AND you have to eat what is available for the day. Manager speaks so fast. THEY ARE NOT WELCOMING.

my family usually stays at ANFA ROYALE HOTEL in LIPA every time we're having our vacation.it's like our second home in BATANGAS.what we like in them aside from a very reasonable price is that the stuffs are very much accommodating and friendly.even the rooms are pleasant and neat.the foods the being offered are truly delicious..another thing,i don't think the review that was posted by ms.gladys was fair enough because it's far from what we had experienced..well,i just hope some people have to be true to what what they're trying to post because it will be very unfair..anyway, for us,we are SATISFIED!!!

Got a standard double room for 1,500 pesos only, lobby was nice but when I get inside my room I noticed that the light on the ceiling has no cover and there’s a lot of brown stain on my bedsheet. I wasn’t gonna make a big fuss about it thinking that it’s just the light cover and the stain which is actually a minor issue but then the toilet would not flush and the faucet on the lavatory was real mouldy and when I complained they told me that if they will upgrade me to their suite room since it’s the only one available then I have to pay an additional 1,000 pesos.
My bp just went up I mean 1,000 pesos is not a big money but hey it wasn’t my fault that they have a very low standard of what is acceptable and not acceptable right? Anyway I will never recommend and will never go back to this hotel again!!

Travelers beware of this hotel. Go Hotel in nearby Robinsons is a 3 star compared to this. They will charge you for your whole stay, as soon as you check in, then refuse to refund you. WE checked in and the aircon was not working, it was very noisy, and the free breakfast was horrible, it tasted like carton. You had to request for the remote of the aircon, same with the TV. Bathroom drain was not working, everytime you took a bath the water would flood up.

I prefer to stay here than anywhere else when in Lipa because it is centrally located, being just a stone's throw away from Robinsons Mall, Starbucks, Army Navy (a local burger joint), Shakey's, and Big Ben (where a lot of fast food chains are situated). SM Lipa is also not far from this place and it's just a quick shuttle ride away from the hotel. Unfortunately, this place is not, by any standards, appealing. The facade and lobby might look nice and renovated, but their rooms are just horrific.

I have stayed in almost all types of rooms here, from the basic ones in the old building to the huge ones in the main wing, and not even once was I happy. The small rooms they have in Building B are already dated. Yes, they do clean the rooms, but I have had plenty of problems with these rooms than in any other hotel I have stayed in: clogged toilet bowls, dirty and stained linens, broken lamps, busted bulbs, power outlets with no power, malfunctioning water heater, and many others. Plus, their TV set is already too old and so small that what you're watching is hardly visible from your bed.

Also, as if these were not enough, the service in this hotel is just terrible. The reception will call you to force you out of the room when it's almost check-out time already, and it's irritating, especially because their clock is 10 to 15 minutes ahead. Once, I had to pay extra for overstaying in my room for an hour because they set my check-out time earlier than the time I got in my room. I cannot imagine having to pay this amount when I waited a good 30 minutes outside my room because their housekeeping had not tidied it up even when I reserved in advance. They could have asked me to wait in the lobby while they fixed everything, but they escorted me to the room and let me see the entire cleaning process instead as if I'm attending a housekeeping demonstration of some sort. This is not to mention that I had to carry my heavy bag while they were sweeping the floor and emptying the trash bin in front of me. What a horrendous experience!

Anyway, not all their rooms are old. Their bigger suites are newly-renovated but they're extremely overpriced. I stayed in one of these rooms once because I thought the experience would be better, but I felt like I was totally ripped off and I never dared book again. There's no way I am sleeping again on a foam mattress with no topper for the price they're charging for these rooms. Their bedding sets are also substandard even for a three-star hotel. The bed was very uncomfortable and difficult to sleep on and the pillows were hard as stone. The TV was big and wide in these rooms and the bathtub was okay, but other than those two things, their expensive suites are far from impressive. I could get a better and more decent place to stay in in Manila or Makati for the same price.

If you can, by all means, avoid this hotel. Otherwise, if you want a stay that's less than a complete disaster, book their newly-renovated rooms.
