We had some problem making a reservation but its was soon resolve by sending an email to the hotel. Check-in was fast and simple without any fuss. We were amazed by the size of the room, usually our room is pretty small from our previous stay. But the room was pretty spacious, we can actually open both our super large luggage bag at the same time and still have space to walk around, in the midst there is still a small round table with 2 chairs for us to have our meals. Its was practically impossible to do that in our previous stay at the other hotel.
The only minor complaint we have is the dryer in the laundry room, even after 2 rounds in the dryer, clothes are not even bit dry, had to hang them up overnight in our bathroom.
Overall experience, we will definitely return for our next stay hopefully in 2015 :)

only lacking is free wifi! Even if it's just at lobby is good enough..
We stayed for 3 nights in a non smoking twin room. Each of the twin beds was spacious enough to fit me and my toddler. Room itself was a bit old, but no issue as long as it's enough to open our big luggage.
We took the breakfast package. No buffet, everyday was bento with slight changes. Taste ok. Lawson is nearby, so not taking the breakfast package would not be an issue. Beverages vending machine also provided in our floor.
No washing machine, only laundry service provided. No wifi, but no problem since we rent wifi router and most of the time we were out.
Service was ok, although only one or two staff in the reception could understand english. But before i checked in, correspond via email was smooth and they granted my request to get a connecting room with my other family members. They also accepted my family's luggage that came before our check in time. Not to forget the check in time on 1 pm is quite early compared to other hotels (usually 2pm), so by the time we arrived we didn't wait too long to get into our room.
Apart from Lawson, there are lots of restaurants and stores nearby. The affordable chain Matsuya and discount store Donki are just accross the hotel.
All in all we had a good stay, thanks to its location. Will consider to stay there again.
When I checked in to the hotel and wanted to talk to my family abroad, I couldn't get a free wifi and had to manage with the city free wifi available few minutes walk away. The closets to sleep were clean and bathroom amenities adequate. The bathroom door would strike my bed when full open and at the middle of the night if your friend opens this door, you might feel like a Japanese earthquake shock if he opens the door too hard.
The breakfast was interesting. No English. And they would ask you to choose between Japanese and Western set. They bring few pieces of bread and butter and some scrambled egg in the Western type. If your wish is to have a kingsize breakfast, this is not your hotel.
Just note - this is motel level, but think basic and most importantly clean. It still has the usual toiletries and amenities. The only downside for most I assume is that they have no Wifi. Which is fine to me cuz I always travel with a pocket wifi. I used to splurge for Southern Century Tower but never again. This is more than good enough.
Size of the twin room comfortably fit 2 people and 3 big pcs of luggage despite the odd layout. The room we had was bigger than APA hotels that I have stayed in. Our windows faced the walkway downstairs so some nights we heard some drunk people but nothing over the top that we couldn't sleep.
The only downside for me during my stay is that the air con vent rattled. But my roommate slept through it and I just put in earplugs.

My dad booked this hotel. I was teasing him because he happened to book the only hotel in Tokyo without WiFi! Probably wouldn’t stay here again just because of that fact as I hate paying for travel passes/roaming charges.
Restaurant which we didn't use as we were too busy out and about. It's in the middle of the red light district but feels very safe. I travelled with my 16 year old son and neither of us got in any trouble together or alone. I highly recommend this hotel it is really good vale for money.
The service was excellent and the hotel efficient, clean and comfortable. We will be back.
