Good hotel stay here, 300m from the Tokyo Metropolitan Government building, which has great city views, and a fabulous laser light show on the building on the Sunday night we were there.
We upgraded to a twin room, which was large by Japanese standards. All the usual amenities here, friendly staff with good English, and the Airport Limousine bus stops outside the Washington Main Hotel. It is a 15 min walk to Shinjuku station, but another option is to use the Tochomae station (underneath the TMG building) on the Oedo line (E28) and change at Aoyama-Itchome for either Hanzomon or Ginza lines - thereby avoiding the nightmare that is Shinjuku station currently under construction.
There are a couple of good western restaurants nearby, Volco and Morethan Grill, as well as the local fare.
Would definitely stay here again.

Room was having issues with HVAC in the month of January! How is this possible? Shower door has massive lip on it. which can cause you to trip. Service was fast to get a fan to the room for HVAC issue.

After traveling to Japan so many times (where most of my visits is Tokyo), I'm accustomed to the tiny room and small beds. Usually I'm traveling with my spouse or family, until this time where I'm traveling solo. By this opportunity I'm finally trying the special floor called the ladies floor. This type of 'floor' available at a lot of Japanese hotels in Tokyo area, and I happen to try the one at Shinjuku Washington Hotel.
Located at the Annex, which is a 1 minute walk from the main building, it has it own receptionist, as usual , everything is swift and a breeze. Since I'm using the airport bus limousine from Narita, that happens to drop me off right in front of the hotel (convenient at its max), I can proceed with no hassle in carrying a 25 KG bag through the main entrance. Skipping all the drama when using the train.
I went to the ladies floor and into the room. WOW! the queen size bed (since I'm a queen....drama queen :P), the air purifier, the special hair dryer with lots of options, the nano facial spray, the amenities, yes, they provide face mask, skincare, not just the usual toiletries. Almost all the hotels in Japan provide shampoo, conditioner and body soap with a very good quality brand, this hotel does too, with so much more for the ladies. There's also comb, extra large mirrors (not just one but a total of 4 mirrors with 2 large ones between those 4), deep tub, hot pack, body scrub, and many more, including a makeup remover....whaaattt??!!!
But don't get me wrong, the room is still rather small, but bigger bed compared to other hotel for single I've been. So, good luck in placing your large suitcase anywhere.
Staying here alone is great, but the nearest train station is noted at 5 minutes walk, if you're a Japanese, if you're a normal people like me and walk in heels 10-15 minutes for sure, and if you're feeling up to it shinjuku station is 8 minutes (20 minutes for normal people). If you're with small kids with strollers, take a deep breath, stairs are everywhere.
Having a breakfast here means queue queue and queue, there's 3 breakfast restaurant and all of them seems to be competing in who got the longest queue.. If you want to have breakfast by 10, come by around 9.30. And I manage to try 2 out of 3 restaurants there. One western and one Japanese. I prefer the western options, even most of the Japanese here also pick the western, the queue can be 2-3 times longer.
I also love the laundry room, they have relaxation room that so close to the smoking area, really hate to cross the smoking area every single time but the relaxation room (which is a big room next to laundry room) provide massage chair, computers with internet (which I didn't use since the free wifi already so good at the hotel and all over Tokyo -just download Tokyo Free Wifi app), coffee machines and other drinks. The laundry room seems like pretty popular too, but so far I always manage to find 1-2 empty ones. There's 2 fully automatic from washing to drying and others are separated. Perfect for large families with kids who love to get their clothes dirty.
In the room itself I don't see any heater, just air conditioner, perhaps this is like other hotel in Tokyo where they turned off everything during winter, since I went in summer, I need air conditioner and they work out well.
The room and everything in it is clean.Sleeping attire provided and comfy slippers too.
Apparently this hotel is quite famous and known by taxi driver (perhaps due to the long walk), of you happen to get lost or too tired, take a taxi from shinjuku station is around 700yen.
Going back to the airport also a breeze, don't forget to buy your tickets are the receptionist and dont lose it. if you lose it, talk to the ticket man at the bus at the appointed time, he will have your name, so you can still go into the bus, but you still have to purchase another ticket at shinjuku station as their final stop before Narita.

We arrived from Narita airport on the airport limousine bus which dropped us off at the entrance to the main hotel building, the annex is conveniently located through the main building and staff very kindly pointed us in the right direction. Check in was efficient, the staff very welcoming and speaking excellent English. We initially had a problem with our room, a leak from the bathroom, staff were quick to move us to another room without fuss and very apologetic, the best customer service we have ever experienced. The twin room we stayed in was spotlessly clean, adequate in size with plenty of good quality toiletries.
We stayed 3 nights so we were able to sample breakfasts in the Manhatten table restaurant in the main hotel building which had a good selection of Japanese and Western breakfast dishes, we also tried the breakfast in the annex restaurant which was a much less busy restaurant with plenty of options for western tastes. Plenty of food options in the main hotel, cheap noodles, a nice coffee shop, an Italian restaurant and a catch your own fish dinner! Walking distance to many of the tourist spots in Shinjuku and rail links to all of Tokyo from Shinjuku station.

Shinjuku Washington Hotel Annex is located in the midst of central Shinjuku township...close to parks, shopping malls, metro stations and all kinds of restaurants and cozy cafés.
Small but very nice and clean hotel rooms and a very forthcoming, polite and helpful staff at the counter. The main building reception has an excellent concierge service that is able to arrange city tours.

Our hotel located at shinjuku area, which is one of popular downtown in Tokyo. shinjuku central park is near by our hotel, if you need a morning jogging we highly recommend this place. There has a lot shopping malls around shinjuku station, various items you can get from there. And also a lot of restaurants around shinjuku station, different cuisine you can choose. I chose the Washington Hotel Annex building for my stay for a number of reasons - the airport bus drops off here, close to Shinjuku station, budget friendly, easy for a solo traveller. If you are the kind of person who expects a large, lush room in Tokyo with all the trimmings - this is not the hotel for you. This hotel is for people who are independent, need a clean hotel room to sleep in, the usual hotel amenities and like to be in a spot central to most things (i.e.: ten minutes to Shinjuku station). And I would advise to get a room in the hotel annex side of things which is a bit nicer than the hotel part itself.
Positives - few restaurants to eat for breakfast, also a few restaurants in the lower ground foyer of the hotel complex which are convenient if you don't feel like going out of the hotel for dinner. Easy walk to reach the government buildings if you want to view the city of Tokyo for free. Easy access to Shinjuku station by walking through the underpass right underneath the hotel (once you work out where it is and also be mindful that it is about 600m or so at a minimum), hotel room was clean but not huge and not super modern (but really ...this is Tokyo and I wasn't here to spend 24 hours in my room), hotel travel desk in main part of hotel is helpful and all people on the desk speak great English.
Negatives - people on the desk in the annex part of the hotel speak English but some not fluently, hotel is very busy with many people coming and going, if you have luggage and need to walk to Shinjuku station it will take about 15 mins at least so allow some time, restaurants are handy in location but quite average, entire hotel could do with a modern renovation, windows are tiny.
All in all, if the price and location of the hotel work for you - lock it in with the annex however if I came back to Tokyo I would definitely shop around as this hotel was booked last minute for my trip.

My family and 1 stayed at Shinjuku Washington from 1 - 8 Aug 2008 and booked 2 rooms between the 5 of us. I had subjected the reception of the hotel to a long drawn email QnA session to clarify all our doubts before making a booking. I have to commend them for always being polite and answering my questions promptly. Sometimes even offering more information to help me plan our trip. Kudos to them and it certainly left a good impression before we even left home. I had booked our rooms via email with them so I was assured of getting rooms in the Annex block as well as a double room and triple room as requested.
We took the Airport Limo which was easy enough to find and which alighted us at the main entrance. If you stay at the Annex, pls wheel yourself directly to the Annex block. There's an information counter at the main block which we waited at for a good while before being directed to the Annex. The lobby is on the 4th floor (I think, there are many signs) and check in was a breeze. We bought Airport Limo tickets for our journey back at check in as the reception advised us that they might run out of tickets for the only bus we could take back to the airport.
I got a triple room with my brother and bf which was large enough with 3 super single beds. It's probably smaller than most western hotels but large by Japanese standards. My parents' double room was however much smaller with little space between the bed and the walls. Enough for 2 but probably claustrophobic for people more accustomed to rooms large enough to swing a cat around. The toothbrushes, shavers and towels are replenished everyday and shampoo and body wash is provided from push dispensers at the tub.
A small thing but we thought that it was super smart and thoughtful of them to always provide 3 toothbrushes of different colours so that we wouldn't get them mixed up.
The TV gets local channels as well as CNN so we were either amusing ourselves with Japanese ads (which rock btw) or watching CNN's coverage of the lead up to the Beijing games (which was pretty painful). Check the top shelf of the cupboards and you will find more pillows. Use those as the ones on the bed are soft and flat while those in the cupboard are buckwheat pillows which made for very very good sleeping!
There is a Family mart (24 hr convenience store) at the ground floor of the main block where we got our breakfast in the mornings. There are a couple of microwaves just outside the Family mart which came pretty handy. There is another family mart and ampm nearby, on the way towards the Shinjuku station if you walk above ground.
Though the hotel was pretty good in terms of facilities, you have to be prepared for a trek to the station. There is an underground walk way which connects the hotel to the station. It's at the basement (again not sure of the exact numbering of the floor) near a Qb (A 1000 yen hair salon) and a 10 min walk will get you to the station. The walkway closes at 11pm though so don't get trapped inside. It's better to use the underground walkway to walk towards the station in the day as you can avoid the sun/ cold and the walkway is sloping downwards towards the station. Coming back at night, it would be better to walk above ground as walking up a gradually uphill snaking tunnel when you are exhausted is no fun.
There's also a 100yen bus which goes from the station and stops at 2 bus stops near Shinjuku Washington. There is a busstop at the main entrance of the main building as well as one at the back of the Annex block. You should be able to see the 100 yen sign at the pole of the bus stop and check the timings. The last bus is at 10pm if I recall correctly and it's a short ride to the station. The bus service runs in a loop with the bus stopping at the main building stop right out of Shinjuku station and stopping at the Annex block stop after it has done its rounds before going back to the station.
Sry for the long post but I really wanted to give as much info as possible to let everyone decide for themselves. This hotel is not for everyone and if you're concerned about dust behind the heavy tables then Keio Hotel or Hyatt might be a better choice. However it's good enough for a bunch of adults who want a comfortable home base to seek Tokyo from.

Please note that the Washington Hotel has 2 buildings, main and the Annex, this review is for the Annex.
My friend and I booked a 3 night stay in a non-smoking twin bed room. In Japan, twin room means 2 separate beds versus booking a double room which means 2 people but 1 bed.
First of all, there is an underground walk way which leads directly to the Washington Main Hotel. If you arrive at Shinjuku Station, look for the South Exit. Once you reach the south exit, look for a yellow sign above head that says "Tokyo Metropolitan Government Building Skyscraper District". You want to follow that sign, once you start walking you are looking for Exit 8. Please note that it is about a 10-15 minute walk from the South Exit of Shinjuku Station depending on how fast you walk.
Once you reach exit 8 you'll see signs that will point you to the Washington Main Hotel. If you walk into the main building, you'll be on the ground floor with a bunch of restaurants. If you walk out of the building on the other side you'll see two sets of stairs, take the stairs on the right and you'll see the Annex building straight ahead. Once in the Annex building, the lobby desk is on the 2nd floor. The 2nd floor also has this smoking station which does not ventilate very well, so the lobby often stinks of smoke.
The reason we booked this place is because our friends were staying at another hotel close by and we heard the rooms are decent sized. This is true, the room we had was very spacious by japanese room standards. The beds were comfy and the rooms were clean. The bathroom needed serious renovation and I hated the shower curtains they use. The shower head has strong water pressure and the shower curtain often did not contain the water to the tub so the bathroom was wet after showering.
Another thing i disliked was that their air conditioning system is central. Meaning there is no modern thermostat to set a certain temperature. All you get is low, medium and hi settings. So if it's a time of year that could be hot or cold, you are at the mercy of the hotel's central air conditioner to make sure you stay warm or cool.
The price is very reasonable and the hotel room is functional. Next time I would prefer a hotel that is closer to the station. Even though there is a direct underground route, 10-15 minutes becomes a long walk when you make the trip several times.
I do believe this is a businessman hotel as most of the guests have business in the area and the price fits their budget. Bottom line, you get what you pay for, if you are looking for a more romantic, luxurious, or modern room, I would suggest you book a room elsewhere.

thank you for stayed our hotel. as you mentioned shinjuku washionton hotel has two buildings,and maybe main building is easy to find because its big,but our annex building is smaller than the main building and its behind the main building so its kind of hard to find,sorry bring the inconvenience.and about the distance from shinjuku station to our hotel as you said its gonna take 10-15mins to walk,if you had long trip or you have a lot of carriers you may gonna tired.but we have 100 coin bus from shinjuku station to our hotel you can take the bus if you need it.the bus station is front of keio department.and about the smoking smell in the lobby we are very sorry about that ,right now we are thinking about have some renovation for the smoking area make a better environment for our guest. about the bathroom`s curtain we will take it into serious problem try to solve it. we are very sorry for bring you all these inconvenience,and thank you for your comment to us,we will try to make our hotel better and better and looking forward to seeing you again,thank you. annex front desk kou

My travel buddy and I stayed in at Hotel Washington Annex for 3 nights while in Tokyo. I stubbled across this hotel off Trip Advisor that showed a last minute rate of $96 a night for 2 twin beds. With prices almost double everywhere else I jumped on it.
There are several reasons why I loved this hotel. First there is a direct bus stop in front of the hotel for Narita and Haneda Airport Limo Bus. Even though the subway/metro ended up being very easy to navigate. Upon arrival in a new country, this was an excellent way to start.
Check in was 5minutes at the most. Everyone was smiling and seemed happy to please. We got a corner room on the top floor (18th) with an excellent view. There is an underpass directly under the hotel to the Shinjuku Station. Now to get to the station itself was only 5minutes. To find out where exactly you needed to be within that huge station is another story. Keep in mind. Like previous reviews, the Shinjuku station is so huge you can easily get turned around. Just look for any signs that say JR South or follow the light green colored Teoi line or look for Tokyo Govenrment Metropolitian buildings. Whenever we came in for the evening this is how we guided our way back to the hotel.
People complained the rooms are small, yet our twin room was more than enough space for us. Updated T.V., and ok sized bathroom. The only thing my travel buddy couldnt believe is there were no channels in English.
There is a tour desk on site and even though we did without tours this trip, their tours were cheaper than any tours I saw online advertised back in the states. The main hotel lobby area has metro/subway maps with great ideas of where to visit. Everything is also in English when taking the trains/subways. The Toei line offered a special for an all day pass for $4. We used it for numerous destinations.
Shinjuku nightlife itself was maybe about 15mins walk from the hotel. I like that there are city maps about every block so you know where you are at incase you are trying to find your direction of travel. If you are not planning to stay only in the nightlife of Shinjuku, this is an excellent base for touring.If you decide to eat when you get back for the evening. There were 4 different places to chose from on the bottom floor of the hotel, Korean, Indian, Japenses and Udon Noodles, plus there were hotel operated restaurants too. There is a 24hr food mart and a casino/slot machine area,

Now, the only reason why I chose this hotel was because the Airport Limousine Bus drops and waits at this hotel. That was really convenient.
Food is easy to get plus I simply liked d Family Mart at the hotel.
The Shinjuku Train Station however was quite far for me. It didn't look far on the map but its a 10-15mins walk at least.
On the upside, the hotel is right next to the Metropolitan Building where can have the full view of Tokyo City.
The wifi is superb throughout the hotel. Rooms are good and clean. If you don't smoke, do get the non smoking room because the smell of cigarette is quite strong in the smoking rooms.
The reception staff speak English and was quite helpful. The lobby if u call it a lovby is quite small. Please note that they really meant 2pm check in time.
