I recently stayed here with my mum, it was great. The apartment was clean, relaxing and comfortable. The pool has a beautiful view you can’t beat, just a uphill walk into the centre of Taormina via the car park lift like we read on previous reviews before booking which makes it easy enough to get into the town. (Also you’ll earn your pasta by walking up that hill !)
Flavia was in charge of all the apartments and was externally helpful! Recommending beaches and restaurants to us also helping us confirming our transfer back to the airport which was so helpful as we speak little Italian sadly!

Arrived at The Luxury Residence late Friday evening in a downpour. Mr Fabbiano was there to meet us and showed us round the apartment and was obviously very proud of the residence. A little late (and wet) to go out, so he very kindly went and got us a bottle of wine from his apartment to relax with after our flight. The apartment was very spacious, good size living room and dining area, kitchen well appointed, and, nice bathroom and dressing area. Views from the large terrace were fantastic, with lovely sea views and views of Mt Etna. Everywhere was spotless and also apartment was very well equipped. The complex is also very secure with large locked metal gates to get in to shared corridors. Pool area is very good, with covered pool area and large terrace for relaxing in the sun with tremendous sea views from both the terrace and pool.
Location is good with an 8 to 10 minute walk up to the main area of Taormina - basically turn right out of apartments, up a steep (but short hill), past a very nice restaurant ( Le Tre Vie) and go in to carpark and use the lift to go up 7 flights of steps and then another couple of minutes to the main Corso Umberto street.
In summary, if you want to stay somewhere with luxury and peace and quiet, would highly recommend these apartments.
Let's start with positives:
Undoubtedly the view is lovely, a wonderful vista of Naxos bay.
The infinity pool overlooking the bay is very beautiful.
The Building is beautiful, with wonderful taste in decor. Demonstrating that this is really a labor of love for the owner.
The staff were fantastic! Helpful, friendly and warm.
The place is very clean, and everyday all common areas (inside and outside - not in the apartments though) are cleaned.
There were plenty of AC units in our residence that worked well.
Now for the negatives:
It's situated on a really, really, really steep hill on the outside of the town (About 15 degrees). Walking to Taormina will feel like a death defying feat - both the road traffic and a potential heart attack (if your physical condition is not perfect) from that dreadful hill, will dampen your spirits before you even reach Taormina. The alternative path is covered in dog poo and you sort have to overcome an obstacle course of sand and abandoned building materials - not safe.
The steep hill should be mentioned on the website, as quite honestly I felt cheated at this "surprise". I checked on several sites and it is not mentioned by the owner.
The rooms we stayed in had no sound proofing so even a regular conversation by the upstairs neighbor, will be heard like they're right next to you. Like another reviewer we had two neighbors during our stay - a couple with a young child (no sleep after 8am) and a older family (no sleep from 22:00 to 2am).
No parking. They may tell there is an area to park. But this is on the side of a small, ultra narrow road that even the most drivers will struggle with. There's only room for 4/5 cars anyway (small sized cars that is). Good luck trying to turn your car around if all the "parking spots" are taken. Paid parking is at the very top of the dreaded hill and this is full most nights in summer due to concerts and cultural activities - you will be challenged to find a parking spot. Also it is ridiculously expensive.
You get a fixed amount of kilowatts and any consumption over that amount you need to pay. As stated the extra charge is around 20-30 euros. The apartment had some electrical issues.
The outside lights were located next to our rooms so anytime someone walked on the corridor it was like daylight in our rooms (at night and with curtains fully closed).
Inside is a maze of stairs so before you even get to the dreaded hill, you've already had a good workout.
The door didn't lock properly. I would lock it and then a quick press inwards and it was unlocked! Not safe. By the way I have no experience in breaking into houses, which worried me, because if I could break in, then so could a child.
The wifi really only works in the pool area and tends to cut out.
The furniture in the common area in our apartment was uncomfortable.
The owner should just post the house rules on the website, because constantly reminding guests of the rules will feel condescending and patronizing.
In summary, I will not return to this place and I cannot in good conscience recommend it.
We loved this 2 bedroomed apartment - plenty of space for the four of us (inc 2 teenaged boys) and a well equipped kitchen (though no dish washer).
The sun terrace and pool were just outside our apartment - the views were fantastic and the pool really refreshing. The whole place was immaculately kept.
Mr Fabbiano (the owner) was away when we arrived so we were met by a lady called Veronique who was very friendly and helpful and suggested some restaurants & a granite bar to us. She also told us about La Caravella beach club (with shuttle service) which we used one day - excellent.
There's only space for 5 or 6 cars to park on the road just below the apartment. We were lucky and found a space each time - but it was the end of August and visitor numbers were dwindling.
We didn't mind emptying the bins ourselves - we've had to do this elsewhere in Italy and in the south of France. Neither did we mind the walk up into town & back via the car park lift. (OK so there's no footpath, but the traffic is all moving slowly due to the hair pin bend and traffic lights).
Two reasons I've not given this full marks however:
(i) The student accommodation style arrangement for the electricity.
(ii) The unprofessional online booking company icastelli.net (via the Luxury Residence Taormina website) - they sent me an email asking for our arrival time about one month before our stay (and then sent 2 reminder emails over the following 2 days when I didn't reply straight away). Because they didn't get an immediate response from me they sent me an email to say my reservation had been cancelled - Charming!
Luxury Residence Toarmina definately has amazing views with spottlessly clean apartments and common areas. Unfortuately that is where the luxury ends. On our visit it was specified the apartment was for 4 adults and 1 child under 2. We were given an apartment with 1 queen size bed and 2 very small singles when other apartments were available with 2 queen beds, especially as this was paid for and booked 6 months in advance. The linen and towels average neither of which were luxury and no towels for pool area. Airconditioner in our bedroom leaked all over floor and was only used sparingly so we didn't exceed our electricity quota. BEWARE of the stairs we had 67 very steep stairs to climb everyday. My husband and I in our 60's found this quite challenging especially with our luggage. Once you were out of the apartment it was a very steep climb to the roadside and then a dangerous walk (especially at night) single file along a busy road to a car park and a lift to Toarmina village.
The pool deck and view in the evening was stunning if only we could use it, even though in the publicty shots it showed wine and nibbles around the pool area at sunset. This was out of bounds in the evening and the gate locked from the building to stop guests from using the area, hope this wasn't the only exit in case of fire. No dishwasher not even a tea towel, slippery tiles around pool for children, huge gap between tiles and railing enough for a toddler to fall through with very long drop, noise carrying from upstairs apartment, had to pay deposit for comunity washing machine, we had to take our rubbish up the hill to dumpster, asked to clean shower. I have traveled overseas for 40 years and have never met anyone as rude as the owner. Would I recommend these apartments or a return visit. Never. .
